Family homes which are let unfurnished, although we may be able to provide a few items of furniture if the tenant needs them

High-quality accommodation for individual professionals who prefer to rent a room in a conveniently-located, fully-furnished shared house (known as an HMO, or House in Multiple Occupancy) where the rent is inclusive of all bills and cleaning of the communal areas (kitchen, dining & lunge areas plus some bathrooms). This arrangement works out significantly cheaper than renting a self-contained flat and offers a great way to establish a social life if you're new to the area. We are careful to meet our legal obligations as landlords: we are registered with the Deposit Protection Scheme, and have appropriate landlord's buildings insurance and, where a property is not owned outright, the lender's permission to let. All our properties have the required Gas Safe certification and have been checked for electrical safety. In addition, we are members of the Guild of Residential Landlords and the National Landlords' Association, and are accredited under the Midlands Landlord Accreditation Scheme (accreditation no. 2288) and the Private Rented Sector Accreditation Scheme. We are quick to respond to tenants' needs and do our utmost to fix any problems as soon as possible (provided that the issues are not the tenant's responsibility).

Looking for accommodation? It's a very competitive market and unfortunately Facebook is rife with scammers eager to prey on the desperate.

Watch out for these signs of a scammer:

Posts a generic description without specifying location (except maybe something like "center of Birmingham"); may omit to mention the rent and not provide any photos (but even photos that ARE posted may be stolen from other listings - a reverse image search on Google might help here).

I've seen a video sent to a prospective tenant that claimed to be of a property in Kings Heath, but the lightswitches and electrical sockets revealed that it wasn't even in the UK!

Asks you to respond with a screenshot of their ad (they probably have so many fake ads running in different places that they need you to tell them which fictitious property it is).

Won't publicly share what they have available - will only communicate by private message (they may have a good reason for this but it's very unlikely). Sometimes it's their "auntie" or "landlord" who can supposedly help - all likely to be scammers. If anyone responds with just "Inbox me" then by all means do so, but you should be very surprised if they turn out to be genuine!

Likewise, if you post that you're looking for accommodation and they send you a private message (rather than posting what they have for all to see) then they're almost definitely out to scam you.

Asks for money before letting you view the property. Completely illegal and they probably don't even have a property to let.

Claims that it's all done through AirBnB. AirBnB doesn't handle lettings, it's just an advertising/payment portal, and the advertiser should be reported to them as a scammer if they won't allow you to view first (without charging).

Similar comments apply to claims that the letting is managed through Tripadvisor or any other site that doesn't market itself as a letting agent.

May claim to be stuck overseas as an excuse for not offering a viewing. Don't believe anyone who says this; if for ANY reason you are not allowed to view the property in person then it's almost definitely a scam. If they were genuine then they'd arrange for someone to conduct viewings on their behalf if they couldn't do it themselves. That's what letting agents are for.

Says they'll post the keys to you. Nope - NOBODY send keys in the post. You normally get them when you've signed a tenancy agreement and are checked in. In some cases it's possible that you might pick them up from someone locally or get them from a key safe at the property, but that's not normal except for AirBnB-type arrangements.

Posts a link to a property listings site (may have the word "best" in it) that requires you to log in with your social media account or pay a fee just to see what's listed (and in reality there are probably no genuine listings on it anyway). These scam comments often start with the phrase "I hope it will be helpful".

If the site you're being directed to is NOT Rightmove, Zoopla, Spareroom or Openrent then you should be suspicious. There are a few other genuine sites but these are the big ones.

Unwilling to enable you to verify that they actually have the right to rent out the property (they should be willing to let you see ID but not necessarily to take a copy of it).

The ONLY payment that a landlord can legally require from you before you have a signed tenancy agreement is a holding deposit of up to one week's rent - and not before you've had a chance to view the property.

If you have sufficient info on a scammer to identify them then you might consider reporting them to the police, though it's unlikely that they'll do much.

Remember, if it sounds too good to be true then it probably is!
