Good presentation isn't about making a house look nicer than it is.

It's about giving buyers the chance to actually picture themselves living there proper light, a considered angle, a space that feels like something rather than just square footage on a page.

Get that right, and interest builds before anyone's even booked a viewing.

Rightmove tracked it this year. Homes that came to market at the right price found a buyer in an average of 36 days. Homes that had to reduce took 127.

Three agents come round and one quotes a number well above the other two. It is the most tempting figure in the room, and it is the reason a lot of homes are still on the market in January.

It should feel like a genuinely useful conversation about the property, the local market, likely buyer profile, timing and strategy, not just a number thrown out to win your business.

It should also involve proper listening, because every situation's different, whether you're ready to move now or just exploring options.

Making Tax Digital started in April for landlords earning above £50,000. That threshold falls to £30,000 in April 2027 and £20,000 the year after, so a single rented property will be enough to bring most landlords in.

Nothing changes about what you owe. What changes is how often you have to prove it, and that means keeping a proper record of rent received and expenses paid, all year, in software that talks to HM Revenue and Customs.

Most landlords do not have that. They have a bank statement and a folder.

On a managed arrangement, it is already done. The rent record and the invoices are in order before your accountant asks for them.
