Picked up the keys today to our next investment property today.

Nothing big or clever. It’s a simple, basic but effective buy to let that will do well for us over many years.

As ever it’s not a one man effort. Thanks to who all helped in getting us to where we are today.

That’s 8 properties we have bought since I joined the a few years ago. Sometimes in life things come along at just the right time and that was the case with Prosperity Network for me.

Onwards and upwards.

have me covered in this regard with the weekly zoom call. It’s become a habit, it’s on my Todoist app and get ticked off every week 👍

That’s another year wrapped up, without a doubt the best year yet.

Our biggest success this year has been the work/life/family balance we have achieved.

I have a little part time job which I enjoy, 15 hours per week in the village where we live. Natalie has the same with her part time job. We are thankful to be in a position where we choose to work and don’t have to. It’s nice to both be free to do school runs everyday and be able to spend so much time together as family.

Some highlights this year:

☀️ Many trips making memories with the kids. Also weekends away with Natalie on our own and with our friends

🏠 🏠🏠🏠🏠🏠 6 properties purchased

🙌 Very high occupancy throughout our portfolio all year

📈 More focus on investments into the stock market this year. With a plan set up for more structured investment going forward (property still the main focus)

🚲 Peloton bike became a huge new passion. Culminating in a 250W FTP score (I know that doesn’t mean a lot to most people, but I’m pleased with it 😃)

📉Lost a fair bit of timber and finished the year in decent condition

📚 Listened to 10 self development audiobooks

🪴 We had our gardens landscaped this year. Looking forward to spending more time in the garden next year

It wasn’t all positives this year though. We said goodbye to our much loved dog Molly, after losing her sister Milly last year. It’s been tougher than I anticipated learning to live without a dog after 11 years 💔

⭐️ Refurb Completed ⭐️

This property is now available for rent. There has been a lot of interest already, it won’t be on the market for long 👍

I’m really pleased with the finish on all the rooms. As always on rental properties, a good quality kitchen and bathroom are key and we have certainly achieved that here.

🏠Tenant changeover

Our previous tenant moved out a few of weeks ago. We took the opportunity to give this house a mini makeover. New carpets, lick of paint and a few repairs completed.

Rental demand is huge in this part of Warrington and there was a lot of interest with 10+ enquiries within 48 hours and a deposit taken from a new tenant within a few days.

Credit checks and referencing are being carried out by our letting agent now. All being well the new tenant moves in on 11th November.

Repairs and painting carried out by .warrington

John also arranges the carpets to be fitted and a final clean at the end to ensure it’s looking at its best. Highly recommend to any landlords in and around the Warrington area.

🔥 Rental market is red hot at the minute.

🏠 This went onto the market yesterday at 5pm. By the mid-morning today the agent has 9 enquires and 4 viewings booked in.

🏚➡️🏠Refurb update

Almost there with this one now, this will be on the rental market very soon.

I have been following rents in this area for a little while. Noting down what they are listed at and how long they take to let. However I will also take guidance from the letting agent when deciding the rent.

I’m sure it won’t be on the market for long 👍
