North West landlords now have a firm PRS database deadline: 14 August 2027

RICS issued a fresh warning yesterday, 22 September, telling landlords to prepare for England’s new mandatory Register Your Rental Property service. The system begins rolling out on 15 December 2026. For properties in the North West, compulsory registration starts on 15 May 2027 and must be completed by 14 August 2027. RICS reports an annual registration charge of £65 per property, with landlords required to supply property, rent, occupancy and safety/compliance information such as EPC, gas and electrical certificates.

This is moving from a future policy into a practical compliance job. The database is intended to give councils much better information for enforcement, and failing to register can lead to financial penalties. Portfolio landlords with properties in several regions will also have different statutory deadlines depending on where each property is located.

Mortgage refinancing shock is now measurable: average borrowers face an extra £840 a year

New analysis published today finds that homeowners refinancing since borrowing costs jumped are typically paying around £50–£70 more each month roughly £840 a year. About one million households have moved off fixed-rate deals since February, and approximately 700,000 more are expected to refinance before the end of 2026. Average mortgage rates are reported to have risen from 3.97% in February to 4.92% in August.

The wider warning is that households increasingly expect borrowing costs to rise rather than fall; average quoted two- and five-year fixed rates have recently moved towards 5.9%.

For landlords and investors, financing is once again becoming one of the biggest variables in a property’s return. Waiting for a substantially cheaper refinance is now a strategy rather than a certainty.

For every mortgage expiring in the next six months, obtain an indicative refinance or product-transfer figure now. Then run that property’s cash flow at the actual quote, +0.5 percentage points and +1 percentage point. If the margin disappears, consider reducing borrowing or negotiating harder on the next acquisition rather than relying on future rent increases.

Autumn housing bounce arrives but buyers still have negotiating power

Rightmove’s September House Price Index shows the average asking price of newly listed homes has risen 0.7% this month to £367,440, the first monthly increase since May and slightly stronger than the normal September uplift. But this is still very much a buyer’s market: the number of homes for sale is at a 12-year high, while buyer enquiries are 9% lower than a year ago. Asking prices remain 0.8% below last September.

The North West is performing considerably better than many southern regions. Average asking prices are £274,774, up 1.7% year-on-year, and 71% of properties coming to market are finding a buyer, compared with only 42% in London. North West homes are taking an average of 57 days to find a buyer.

High stock levels mean property investors have more choice and more negotiating leverage, even though some northern markets remain relatively resilient. Rightmove also says 74% of properties sold this year were priced correctly from the outset and did not require a later reduction, which is useful evidence for anyone selling.

Let’s be honest: the rogue landlords this legislation is supposed to target are the very people who are unlikely to register their properties or follow the rules.

Once again, it will be responsible, law-abiding landlords who pay the price.

We do not force anyone to rent our properties, yet landlords are penalised at every turn, despite providing homes to millions of people.

Something needs to change. If responsible landlords continue to be pushed out of the sector and decide to sell, the country will face an even greater housing and homelessness crisis.

Good landlords should be supported—not treated as though they are the problem.

North West rent growth reaches 5.8% the joint-highest in England

Fresh ONS figures released yesterday, 16 September, show average UK private rent reached £1,400 a month in August, up 3.8% year-on-year and the strongest annual increase since December 2025. Most notably, the North West and North East both recorded 5.8% rental inflation, the highest of any English region. Meanwhile, UK house-price growth slowed again to 1.4%, with the average home at £273,000. London prices were down 3.3% annually.
