Busy start to September so far!!!!

✅ 2 Birthdays

✅Back to school runs

✅ 2 Portfolios into legals

✅ More creative finance structures being agreed

✅ 6 bed high end HMO nearing completion

✅ More DTV viewings and offers in

✅ Auction prep for next week for client purchase.

✅ More than 70 letters going out from Searchland leads today.

✅ Values booked in for 2 purchases via bridge and which we want to start ASAP.

✅ Got the keys to the next project with delayed completion so we can do light refurb before we complete.

✅ Gone into planning for multiple projects for ourselves and clients.

✅ Still chasing multiple deals that are in legals and should be done by now!

✅ Put the feelers out for new investors.

✅ Some good meetings with others in the network and always learning.

✅ Client cottage project taking shape

Now in a race against time now with the newborn due soon and sleepless nights return 😂😂😂

A little bit about me 👋

For those who don’t know me, I thought I’d introduce myself and share a little bit about what I do.

I’m a dad to two boys, Freddie and Riley, with another little one on the way 👶. I made my first property purchase around 10 years ago, and since then property has become a huge part of my journey.

My background started out wanting to be an accountant before ore moving into sales, where I progressed into team management and leadership.

Left the full time jobs 19 months ago and haven’t looked back since 😀

Outside of work, I’m a big dog lover 🐶, enjoy travelling abroad as often as possible, listening to music, cooking, and I’m a huge Newcastle United fan ⚫⚪.

What I’m doing now 🏠

I’m currently working with investors, offering opportunities targeting 10–12% returns, while also focusing on identifying neglected, run-down properties with potential.

Alongside this, I work with landlords and property owners who may be looking to sell, whether that’s because they’re ready to move on from a property, dealing with a property that needs work, or simply exploring their options.

I think one of the things I value most about property investing is the flexibility it can give you with your time.

I have the kids every Friday and throughout the school holidays, which I’m really grateful for.

It doesn’t mean I stop working. Emails still need answering, calls still need taking and there’s always something going on.

But I have the flexibility to work around having the kids rather than having to fit them around work.

And that’s probably what property is really about for me.

Yes, the money and the lifestyle are important, but having the time to actually enjoy life at your own pace is a big part of why I do it.

Being able to work, spend time with the kids and still keep things moving is something I don’t take for granted.

PROPERTY FR — WHERE WE’RE UP TO 🏡

A quick update on what’s happening behind the scenes at Property FR.

At the minute, we’ve got 19 projects on the go, all at different stages.

We’ve got a real mix — some refinances coming back, some projects mid-refurbishment, some subject to planning, and a few that are currently stuck in the joys of legals. 😂

A lot of these deals have been sourced direct to vendor through social media, word of mouth, hand-written letters and simply putting ourselves out there and starting conversations with owners.

And the pipeline keeps growing.

We’ve got plenty more we’re working on, including a second meeting next week with a retiring landlord where we’re exploring the possibility of buying 18 units in one go.

That one is definitely a little bit of a “scary sh**” moment… 😅

One thing we’ve definitely noticed this year is that legals and financing have been painfully slow on some projects. Things that we expected to move quickly have taken considerably longer than planned.

But rather than sitting around waiting, we just keep adding to the pipeline.

More conversations.
More viewings.
More offers.

It’s not always straightforward, and not every deal moves at the speed you want, but as long as the pipeline keeps moving, we’re happy.

19 projects live. Plenty more in the pipeline. And some interesting stuff coming up.

Nice gift in the post from PMJ Capital the guys who allow us to finance the deals that are helping us grow :)

So far we have done 3 HMO conversions and a commercial / residential purchase with PMJ and they are one of the easiest bridging company’s we have dealt with!!

We have a load more coming this year with run down houses & flat conversions if we get the planning applications approved 😀

This 6-bed high-end HMO has definitely tested us!

For the first time in 10 years of buying, renovating and trading property, we’ve had a builder take a large chunk of money and disappear... leaving the job nowhere near finished. 😡

It’s frustrating, costly, and has probably put this project around 3 months behind where we should be.

But here’s the good...

We didn’t sit around feeling sorry for ourselves. We reacted quickly, brought in our trusted local trades, and the project is now back on track. 💪

Property investing isn’t always the polished before-and-after photos you see on social media. There are setbacks, expensive lessons, and plenty of unexpected challenges along the way.

The important thing is how you respond.

You live, you learn, and you keep moving forward.

This one is going to be a stunning 6-bed, high-end HMO when it’s finished, and we’ll be sharing the transformation as we go.
