We're pleased to share that Bolton Council has approved the next phase of the development at its planning committee on Wednesday 27th October.

Construction works for 205 new homes and the northern link road are set to start in early 2022.

Bolton Council’s Executive Cabinet Member for Regeneration, Cllr Adele Warren, said:

“This decision marks a significant step in the regeneration of the former Horwich Loco Works, which is key part of our plans to meet the demand for housing in Bolton.

“Not only does it allow for 205 new homes to be built on brownfield land, but it will see work start on the link road that will connect the new housing to vital transport infrastructure.”

We're delighted to share that yesterday afternoon, Bolton Council voted unanimously to grant approval for an affordable housing development at Rivington Chase.

The 116-home development forms a key part of the regeneration project which will see 1,700 homes alongside heritage, educational, retail, leisure, health and well-being facilities built at the former Loco Works.

A spokesperson for Bolton Council said: “Making sure that our residents have affordable places to live is a key priority for the council and an important consideration when we put forward the old Horwich Loco Works for redevelopment. We’re pleased that the plans have been approved and look forward to seeing the development.”

Read here about the plans for an affordable housing development at Rivington Chase.

The plans will provide much needed affordable housing for 385 local people through a combination of family houses and apartments that total 116 residential units.

The housing has been designed to reflect the appearance of the former Loco Works, both in its layout and material palette.

The site is being developed by Lane End Group.

We're delighted to reveal the proposals for a heritage and community core as part of the £262m Rivington Chase development!

Put forward by North West architects Cass Associates in a detailed indicative Masterplan, the plans include several initiatives to celebrate the history and heritage of the Loco Works and provide local people with a destination combining community, educational, retail, leisure, health and well-being amenities.

The proposed plans include:

- Two original Loco Works buildings restored to their former glory, including the Millwrights shop into a mix of heritage venue, community health and well being centre and a retail, food and drink hall, and the Pattern Makers building into a 166 space multi-storey car park within the existing structure.

- Retention of key elements and artefacts within the site, including the cast iron pillars in the heritage parks.

- A heritage trail across the whole 187-acre site allowing visitors to retrace the steps of the thousands of workers who passed through the Loco Works.

- A cycle hub and track, playgrounds, a natural amphitheatre, potential fishing use within the reservoir, a forest school and the opening of a watercourse from an existing culvert with an adjacent footpath.

We’re delighted to be included in This is Lancashire’s feature “The developments that could transform Bolton in 2021”.

Rivington Chase is listed among a panoply of other projects set to shape Bolton's landscape in the coming year, with Bolton Council's deputy leader Cllr Martyn Cox saying that he was "encouraged to see so much interest in Bolton among developers and investors” despite the pandemic and its economic challenges.

Late this November, Morris Homes lodged its application for 393 new homes as part of the redevelopment of the 187-acre Horwich Loco Works site.

We were delighted to welcome a group of children from Horwich Parish CofE School to the Loco Works site in November, to explore the history of the Works and the role they played in establishing Horwich as a town.

The children had the chance to tour around the site, have a guided walk through Rivington House, and examine the old photos of the site in its heyday.

The Rivington Chase link road was given the green light by Bolton Council earlier this year, and is soon set to begin construction. Vital to the success of the development, the road will connect Rivington Chase to Middlebrook Retail Park, Horwich Parkway Railway Station, and the M61.

Along with this, the link road will provide extensive green spaces along its length, including footpaths and cycle paths, for the enjoyment of all Horwich residents.
