We are totally behind a Home Seller exposing their home to the market at the highest possible realistic price, after all, we are local Homeowners too, so it is in our personal interest as well as maintaining an excellent ‘achieved price’ record.
If you are a Home Seller or Home Seeker and you’re finding it hard to ascertain what is realistic, first of all, check out land registry for the actual sale prices of properties locally. The dates will be around 3-6 months old as the data takes a while to get logged but in fact that is perfect as that time period was a far more buoyant and confidence market - so what you see there is probably a really good guide.
Our biggest recommendation is to ask the estate agents you are speaking with to show evidence of properties similar to yours that have actually SOLD. Remember, estate agents are generally there to tell you what you need to hear to ensure they get exposure by marketing your home. They can tell you all they like that the house they took on the market yesterday, had 23 viewings and sold for over the asking price, but months later, you’ll no doubt find that land registry data tells you different.
