Everyone keeps talking about the housing market like it’s either crashing… or booming.

Reality?
It’s neither. It’s human.

Buyer demand may be down 10%, but agreed sales are STILL ahead of last year. Why? Because life doesn’t pause for interest rates.

Babies arrive. Relationships end. Jobs change. Families outgrow kitchens. People want gardens. Schools. Peace. A fresh start.

And that’s the part the headlines miss.

The buyers still moving right now are serious. Strategic. Intentional. Not scrolling Rightmove for sport.

In fact, one of the most powerful lines from the latest market data was this:

“Quality over quantity.”

And honestly? That couldn’t be more accurate.

I am also seeing buyers becoming far more selective — because with more homes hitting the market, people have choice again. Which means overpriced homes, poor marketing and lazy agents are being exposed very quickly.

The homes winning right now?
The ones priced properly. Presented beautifully. Marketed emotionally. Not just uploaded and hoped for.

Because people don’t move for interest rates.

“YOU NEED A NEW KITCHEN TO SELL THIS.”

…said about a perfectly good 6-year-old kitchen because of ONE dented kickboard.

This week, I’ve walked out of multiple valuations completely stunned by what homeowners are being told by some agents.

One homeowner was told:

“No one will buy this unless it’s massively under market value.”

Meanwhile… I’d already sold next door for £40,000 more.

Another home had FOUR valuations.
The difference between the highest and lowest?

£100,000.

One. Hundred. Thousand. Pounds.

And another family was told to remove “all traces” of their children before viewings because buyers “don’t want to see chaos.”

No.
Buyers don’t expect a showroom.
They expect a HOME.

Most people understand that families live in family homes. Toys, life, personality and warmth aren’t deal breakers — they help buyers emotionally connect with a property.

There’s a huge difference between honest advice… and destructive advice.

A good agent should:
– Understand the local market properly
– Price using evidence, not fear tactics
– See potential, not problems
– Know what genuinely matters to buyers
– Help sellers feel confident — not criticised

Yes, presentation matters.
Yes, strategy matters.
But making homeowners feel their perfectly lovely home is “unsellable” over minor cosmetic issues? Absolutely not.

But almost nobody asks:

Because here’s the truth…

The cheapest agent is rarely the cheapest mistake.

Anyone can stick a house online.
Not everyone can:

Drive competition.
Control negotiations.
Spot weak buyers.
Handle pressure.
Keep chains together.

That’s the difference.

Receiving a thank you card like this reminds me exactly why I do what I do.

I put so much energy, care and passion into every single client journey — and whilst getting to completion is always amazing, I’d be lying if I said it doesn’t come with mixed emotions too. I build genuine connections with my clients and buyers along the way, so every move becomes personal to me.
