Architectural plans

The drawings are developed in stages, putting in more and more details.

One process for this is called RIBA.

Before starting the build, RIBA Phase 4 should be finished.

The architecture drawings should then include
- Electrical outputs
- Doorways
- Insulation
- Exit sign locations
- (Fire detection units)
- (Furniture location)
- (radiator locations, boiler and hot water tank location)
- (TV-sockets, WiFi router location)

When to pay 5% VAT on refurbishment on a property (instead of 20% VAT)

If you buy a C4 property (small HMO 3-6 persons) and refurbish it into a small or large HMO, you will pay 20% VAT. If you convert a C3 property (family house) into an HMO, you only pay 5% VAT on the builders work and material!
