🏡 Three key changes savvy landlords are preparing for 🏡

The response to last months article showed one thing clearly: landlords want clarity on the Renters’ Rights Act, and they want it now. With the biggest reforms in a generation landing on 1 May 2026 - including the end of Section 21 and all ASTs becoming open‑ended periodic tenancies, the sector is about to shift. Most landlords know the headlines, but the real impact, and the real opportunities lie in the details.

Here are the three areas that forward‑thinking landlords are already
getting ahead of:

1️⃣ Understanding the updated possession rules

With Section 21 going, every possession route moves through the revamped section 8 grounds. These new rules are clearer, but not simpler. Notice periods, evidence requirements, and rent‑arrears thresholds are changing, and each affects whether a case succeeds. Landlords who understand this early will stay in control.

2️⃣ Getting documentation right first time

From 1 May, landlords must issue a Written Statement of Terms for every tenancy, and provide the government’s Information Sheet by 31 May 2026.

Handled correctly, these documents protect landlords and strengthen their position. Handled incorrectly… they can limit your rights later. This is one area where precision matters.

3️⃣ Recognising that enforcement is about to get sharper

Councils will have wider powers and stronger tools, including fines of up to £7,000 for breaches ranging from documentation issues to illegal eviction. With the Ombudsman and landlord database coming online, enforcement will be more coordinated and more visible than ever before. For compliant landlords, this is simply a
shift toward a more professional landscape.

Changes to Household Waste Collections

We would like to inform you about upcoming changes to household waste and recycling services in Bournemouth, Christchurch and Poole (BCP).

By 31 March 2026, all households and flats will receive three waste services:

♻️ Recycling

🍎 Food waste

🗑️ Rubbish

These changes are designed to reduce the amount of waste sent to landfill and improve recycling across the area.

RENTERS RIGHT ACT UPDATE

What are the changes?

• No more “no-fault” evictions: The end of Section 21 of the Housing Act 1988 - landlords will no longer be able simply to evict tenants without a valid reason.
• End of fixed-term assured shorthold tenancies: All new tenancies will become assured periodic tenancies - “rolling” tenancies that continue indefinitely (month-to-month), rather than fixed-term contracts.
• Rent increase limits: Rent may only be increased once per year, using the periodic tenancy process (serving a formal notice, usually under Section 13), giving tenants advance notice.
• Ban on bidding wars & excessive rent-upfront demands: Properties must be advertised at a fixed rent; landlords and agents cannot encourage or accept higher offers. Also, landlords will no longer be able to demand large upfront payments - only one month’s rent in advance is allowed.
• Fairer treatment of benefit recipients and families: Discrimination against tenants because they receive benefits or have children will be banned. Landlords can no longer apply blanket bans such as “No DSS / No kids.”
• Pets permitted (on request): Tenants will have a right to request permission to keep a pet; landlords must consider requests reasonably and cannot automatically refuse.
• Stronger enforcement & tenant protections: Councils will have enhanced powers to inspect properties, enforce standards, and penalise non-compliant landlords. A national register/database will formalise landlord/property registration and help with transparency and accountability.
For renters, these reforms aim to bring greater security, stability, and fairness to private renting.

2. Much stronger tools to remove problem tenants.
a. Faster pathways for antisocial behaviour.
b. Clearer process for tenants in rent arrears.
c. Enforceable grounds for landlords selling or moving back into their own properties.
3. A more professional, level playing field amongst landlords
a. Raising tenant quality and boosting market standards
4. More predictable and transparent rent process
a. Less chances of disputes
b. Easier to plan ahead (cashflow and mortgage costs)
5. Higher yields for tenants with pets
a. Landlords can request Pet damage insurance
b. Faster letting as its estimated that 60% of the UK population has pets
6. PRS database protects you as a landlord
a. Tenants will not be able to make false claims or ‘play the system’
b. Dispute resolution via ombudsman will be faster and cheaper than going to court.
7. Encourages higher quality tenants
a. Tenants are more aware of consequences for arrears or antisocial behaviour (therefore more willing to maintain a good rental relationship)
