Getting to know Incommunities - the funding and delivery partner for Phase 1 of City Village...

Bradford’s largest housing association, Incommunities, manages more than 22,000 homes across Yorkshire – mostly in Bradford district – and are proud to collaborate with customers, communities, and local partners to achieve this.

Here, Incommunities Chief Executive Rachael Dennis, tells us a bit more about why they’re excited to be helping to deliver, fund and manage Phase 1 of City Village.

🌿 Green spaces are at the heart of City Village.

During our public consultation, we asked local people what the most important consideration should be for this new community. 71% said that new green spaces were a top priority.

At the heart of the City Village neighbourhood will be three new landscaped spaces including Darley Park; a new multi-functional green space for events and pop-ups, as well as a place for people to meet and relax.

Green streets lined with plants and trees will improve connections from City Village to the wider city centre, creating welcoming places for people to move around, relax and enjoy time outdoors.

This will complement Bradford’s award-winning public space improvements and help make the city centre greener and easier to move around.

Where is City Village and how big will it be?

City Village is one of Bradford’s most ambitious regeneration opportunities. It will bring new homes, green spaces and a new neighbourhood into the heart of the city centre.

Covering approximately 25 hectares (that’s the equivalent of 35 football pitches!), the new community will be built across the ‘Top of Town’ area including Chain Street, Oastler and Kirkgate.

Hundreds of new homes will be supported by high-quality public spaces and three new green spaces, creating a greener, better-connected neighbourhood for Bradford.

Wakefield-based contractor, Metropolitan Demolition Ltd has been appointed as the company who will ensure the safe removal of the former Oastler Shopping Centre.

The company, based in West Yorkshire but working across the UK, will soon begin the eight-month demolition programme to pave the way for the first phase of new City Village homes.

Following demolition, groundworks to ready the site will begin in spring 2027. The construction of the first phase of 97 two & three bed townhouses will follow the completion of the demolotions and are due to finish by summer 2029.

Bradford-based housing provider, Incommunities Housing Association, has officially been appointed as the funding and delivery partner for the first phase of ‘City Village’.

The legal agreement also unlocks inward investment already secured via Homes England to green light demolition and enabling works, which are due to start on site in the next few weeks.

The contract will see Incommunities work alongside Bradford Council and ECF (the partnership between Homes England’s National Housing Bank, Legal & General and nationwide placemaker, Muse Places) to deliver 97 energy efficient new townhouses across the Oastler site, providing a mix of homes for shared ownership and affordable and social rent, which will they will own and manage.

City Village has already secured major inward investment including £13.2 million in-principle funding from the West Yorkshire Combined Authority and £30 million of Government funding via Homes England.

City Village is one of Bradford Council's 7 game changer projects as part of its ‘Bradford Built Different’ 10-year vision for the district.

Here we put the spotlight on another – the Southern Gateway; a 126 acre regeneration site to the south of the city centre. At its core are two landmark transport investments - a new city centre rail station and the Bradford to Leeds tram scheme through West Yorkshire Mass Transit. Over the next ten years, it will also support the delivery of:

• 5,000 new homes
• 440,000 sqm of new office space
• New community amenities
• Accessible green spaces

Have you spotted the new signs on some of Bradford’s oldest streets?

The new black street signs and boundary posts found in the Bradford Heritage Zone have been paid for with national funding from the UK Shared Prosperity Fund, with Bradford Council's in-house sign shop working closely with the foundry which makes signs for the City of Westminster and Transport for London.

We think they look great!
