🚨The Renters’ Rights Act is now in force 🚨
Today marks an important step in the ongoing transformation of the private rented sector, as new legislation begins to take effect bringing significant change for both landlords and tenants.
🏡 What does this mean?
These reforms are designed to create a fairer, more transparent and better-regulated rental market, with a stronger focus on tenant protection, property standards and clearer processes across the sector.
Key changes include:
✔️ The move towards periodic (rolling) tenancies
✔️ The end of Section 21 “no fault” evictions, with revised grounds for possession
✔️ New rules around rent increases and rent transparency
✔️ Stronger protections for tenants, including around pets and application processes
✔️ Higher minimum standards for rental properties
✔️ Mandatory registration and enhanced accountability for landlords and agents
✔️ Increased enforcement powers for local authorities
⚖️ What this means for landlords
While these changes aim to improve consistency and fairness across the sector, they also introduce new compliance responsibilities and processes that landlords will need to understand and adapt to.
At WW Estates, we welcome measures that raise standards and improve transparency across the industry. We also recognise that navigating these changes can feel complex, particularly in the early stages of implementation.
