🏠 Planning appeal ALLOWED for up to 22 dwellings in Deepcar, Sheffield 🏡

We’re pleased to confirm a successful appeal for our landowners, securing outline planning consent for up to 22 homes on land off Manchester Road.

This follows a committee deferral despite officer recommendation for approval and no objections from statutory consultees. The Inspector has now allowed the appeal and granted a full award of costs against Sheffield City Council — a clear endorsement of the evidence-led, policy-compliant approach taken by the team.

🏗️ The site will be brought to the market in the coming weeks — if you’re a housebuilder or developer interested in a well-located residential scheme in North Sheffield, we’d love to hear from you.

Exchanged Promotion Agreement 🫡

Richard Roberts has exchanged contracts to promote this 1-acre site on Doncaster Road, Whitley on behalf of the landowners.

Thank you to our landowners and their legal representatives for their trust and collaboration.

In the same week, we’ve also submitted two planning applications on the site:

1) Change of use of an agricultural building to 2no. dwellings; plus
2) Outline planning (access considered) for 2no. new build dwellings

Massive shout out to Charlotte Nicholson and Megan Griffiths from Richard Roberts who completed a charity skydive on Saturday, raising money for the Mental Health Foundation.

Charlotte and Megan were part of a team representing Richard Roberts and Preston Baker Estate Agents, and Megan’s twin sister Amy also jumped. It was the fifth attempt for the group, with weather conditions not playing ball, until Saturday that is. Megan and Amy were first to jump, and landed a little off course, and were rescued by a van! The weather then cleared out a lot for Charlotte, Anna Greaves, Hannah Weingarth, and Susan Preston.

Great end to a Friday as Richard Roberts achieved a consent for 3 bungalows in South Otterington, near Northallerton.

‘Ive had the privilege to know the client for a number of years, and worked on the wider agricultural holdings across Yorkshire.

On this site, after receiving two refusals and an appeal dismissal at their own expense, the landowner was at abit of a loss as to what to do here. Coming on board and achieving a result against that backdrop makes it even sweeter to bag a result for them.’

The scheme will provide 3 self build/custom dwellings - giving the opportunity for a development partner to offer serviced plots to individuals, or build contracts on individual plots with a purchaser being involved in some design aspects.
