1. Estate Agent Sale
Commission Fees: Most estate agents in the UK charge a commission fee based on a percentage of the property’s sale price, typically around 1-3%. For a property sold at £250,000, the fee could range from £2,500 to £7,500.
VAT: In addition to the commission, VAT at 20% is added, increasing the fee. For example, a £5,000 commission would have an additional £1,000 VAT, bringing the total to £6,000.
Marketing Fees: Some agents charge extra for premium listings or photography, which can cost an additional £100 to £500.
Total Potential Cost: On a £250,000 property, costs with a traditional estate agent can easily total £3,000 to £8,000 or more when including marketing fees and VAT.
