What's involved in buying a property for the first time?

If you plan to buy a property, the first step is to find a mortgage advisor and discuss your affordability. The recent Renters Reform Act has prompted some landlords to consider selling their properties. Our new Landlord Sales Specialist service helps co-ordinate the tenants' departure while preparing your property for sale.

Landlords looking to sell property currently have three options:

- Option 1: Issue a Section 8 notice to their current tenants, giving them 4 months to vacate. The property can go on the market during this period or the landlord can wait until it is empty to list it. Bear in mind if the tenant has been asked to leave due to a sale, the property cannot be rented to new tenants for 12 months. Smooth Move can manage the process so the property is left empty for a shorter time as possible.

- Option 2: Offer the tenants first refusal and the tenant buys the property from the landlord. This gives tenants more time to gather a deposit and ensures the landlord still has income from the property until the sale is completed.

- Option 3: The landlord sells the property with a tenant in situ. The property's buyer automatically becomes the landlord and the tenant continues renting the property.
