🚨What’s happening now: The Act has officially passed, but the specific rules are not yet in force. Landlords and tenants must wait for the government to announce an implementation timeline.

🚨When changes will take effect: The government has indicated that the reforms will be introduced in phases. The first changes are anticipated to start in spring 2026, with more provisions to follow later in the year.
