The Renters’ Rights Act is now in force, with many of the key changes having officially come into effect from 1st May.

One important requirement landlords need to be aware of is the new government information sheet, which must now be provided to all affected tenants exactly as issued by the government.

This can’t be rewritten, summarised or altered, and failure to provide it correctly could lead to fines of up to £7,000.

Landlords, there’s been a lot of talk around rent increases and the Renters’ Rights Act.

From May, the process isn’t being removed, but it is becoming more structured.

Rent increases will need to follow a formal process, with the correct documentation in place, and tenants will have the right to challenge increases through a tribunal if needed.

You’ll also be limited to one increase every 12 months, which means timing and accuracy will become more important than ever.
