Today we have been granted planning permission on our pub conversion development in Bristol BS16.

Under PD we have used Class AA to change the use of the ground floor pub to a restaurant. This is circa 3200 sq ft plus a basement cellar and rear courtyard garden, and during planning we have agreed terms for a 10 year lease with a local restaurateur, which will be an exciting reveal for the local area.

The first floor will be converted to 5 no. one bed apartments within the existing footprint.

We’ve had a team on site in recent months taking the building back to brick and undertaking some of the demo and structural alterations, mitigating 99% of any unforeseen works, as we now look to commence the works in January..

We are looking for similar propertys within Bristol, ideally without planning that we will buy unconditionally, please reach out if you have something suitable.

We completed on the Portcullis in Staple Hill, Bristol today.

The vacant Freehold pub has a GIA in excess of 6000 sq ft over two floors, with the FF consisting of 2 large function rooms and managers living quarters. An application will be submitted this week to apply for permission to convert this floor to residential use and also look to sympathetically maximise the roof space to increase the GIA, whilst retaining the commercial element on the GF.

‘7 days from coffee to completion’

Today we have been redeemed on a Development Exit loan from one of our regular clients .

& had an unencumbered flat on the market but were waiting on the proceeds of the sale before being able to commence their next project, however our Development Exit loan enabled them to release the equity to get on with it immediately.

From meeting for a coffee, it took us just 7 days to get the funds in their bank. No stress, no headaches and no hoops to jump through, just old school common sense underwriting.

Last week saw another loan redeemed by one of our borrowers, who converted a dilapidated 3 bed semi in to this beautifully finished 6 bed HMO.

We were pleased to support James Adams of Fairholm Estates with a bridging and development loan and they’ve done a remarkable job with the conversion maximising the space very well, and also credit to the Main Contractor Oli Ager for the quality of the finish.
