Most builders won't put a price online.

We think that leaves you guessing at 11pm with a tape measure in your hand, so here are ours.

Bristol loft conversion guide prices, 2026, ex VAT:

Dormer — £30,000 to £40,000
Hip-to-gable — £40,000 to £50,000
Mansard — £40,000 to £50,000
Velux room-in-roof — from about £40,000

What moves the number: where the staircase lands, whether there's an en-suite, the size of the steels, and how much glazing you want. A stair that has to be relocated rather than extended can be several thousand on its own.

What's always included in our quote: scaffolding, the engineer's calculations and steels, all the carpentry, insulation to current regs, the fire safety works a third storey needs, the staircase, first and second fix, plastering, building control fees through to the completion certificate, waste removal and the daily clean-down.

We don't mark up materials. The booking deposit is around 10% once you're in the diary — never a large sum up front.

Save this. Full 2026 cost guide, link in bio.

You do not need to move. Swipe for the five places your house is hiding space you already own.

The average Bristol home now sells for around £355,000. Once you add stamp duty, agents, legal fees and removals, moving costs most families five figures before a single wall gets painted.

Staying and building is usually the better maths — and most houses have more room in them than the owners think:

01 The roof you never go into
02 The side return
03 The dark ground floor
04 The garage you park outside of
05 The eaves and the chimney breast

Every one of those is a job we do, and every quote we give is fixed and itemised.

Send us a photo of your roof or your side return and we will tell you what fits. Save this one for the next time you scroll Rightmove at 11pm.

"Professional, friendly and had integrity."

Three words from Maeve's review, and the third one is the one we care about most.

Integrity on a building site is unglamorous. It's telling you the joist ends are rotten when nobody would have known. It's the quote not moving between the handshake and the invoice. It's saying "that'll take three weeks longer than we hoped" out loud, on the day we find out, rather than hoping you don't notice.

Maeve's job was a rear extension and a whole ground-floor remodel on a Victorian terrace — the kind of build where the surprises live behind the plaster.

Thank you for writing it down. Reviews like this are the whole business model.

Do I need planning permission for a loft conversion?

It's the question we get every week — and for most Bristol houses the answer is no.

Most lofts fall under permitted development. That gives you up to 40 cubic metres of extra roof space on a terrace, or 50 on a semi or detached house, as long as the dormer sits back from the eaves, stays below the ridge, and nothing projects over the roof slope facing the road.

You DO need permission if:
• the house is in a conservation area
• it's a flat or maisonette
• previous owners already used up the volume
• the design breaks the conditions

Even when you don't need permission, we recommend a lawful development certificate. It costs £274 at 2026 rates and your buyer's solicitor will ask for it one day.

And building regulations apply either way — that's a separate thing entirely.

Save this for when the loft conversation starts. Full guide, link in bio.

Wilson and Cole were builders. They were also our grandfathers.

We're Dan and Craig. We met at college studying carpentry nearly twenty years ago, then went our separate ways and each ran our own firm.

We kept finding ourselves helping each other out on jobs that were getting progressively larger and more technical. We both loved what we were doing and we had the same aspirations, so in 2021 we joined forces — and put our grandfathers' names on the vans instead of our own. That gave us a standard to live up to.

The mission we wrote down at the start hasn't changed: give builders a better name, and make our grandfathers proud.

This month we're publishing something every single day — lofts, extensions, the planning rules nobody explains, real projects and honest prices. Follow along.

From conservatory to a solid flat roof extension at Fairview Road.

This project included a full demolition, new WC installation, internal wall removals to create an open plan kitchen, and the addition of two large skylights to bring in plenty of natural light. Great to be working alongside McCall Construction on this one.

A closer look at this bathroom fit-out as part of a full bungalow renovation and loft conversion project.

The rich green tones paired with clean tiling and warm flooring bring a fresh, modern feel to the space and we’re really pleased with how it’s come together.

Progress underway on this new build project, transforming the property into a 5-bedroom HMO while also installing a brand new pitched roof to the existing house.

A great example of maximising space and adding long-term value with a well-planned, high-quality build.
