We're proud to be delivering 1,400 new homes in Bristol in collaboration with our partners, Vistry Group, Bristol City Council, the West of England Mayoral Combined Authority and Homes England, including hundreds of affordable and social rent.

👏 2,000 new homes to be delivered in Bristol, following our landmark deal with Vistry Group for Hengrove Park - one of the largest residential-led regeneration schemes planned in Bristol for generations.

🏗️ 2,000 homes across five Bristol sites
🏘️ Around half for affordable housing, which means:
🔑 1,000 homes all for social rent or shared ownership
🌳 Community facilities including 22.2-hectare park

🏗️ The momentum is building! Hot on the heels of our Hengrove Park announcement, a detailed planning application has been submitted for 70 affordable extra care homes at The Fosseway – Phase Two of our intergenerational neighbourhood in Hengrove, Bristol.

In partnership with Anchor, Phase Two will deliver:

👷 100% affordable homes – all available at social rent, and allocated to residents with an identified need for care.

🏘️ The Fosseway's two phases will deliver 200 homes, with 67.5% affordable – more than double the 30% planning requirement.

🙌 Phase one is already under construction - first completions expected in the coming weeks.

👏 Goram Homes, Bristol City Council’s housing company, and Vistry Group have signed a deal to deliver the landmark Hengrove Park development.

The deal is the result of ongoing collaborative effort, and as one of the largest residential-led regeneration schemes planned in Bristol for generations, it will be transformational for South Bristol.

🏘️ 1,435 homes
💷 Approx. 50% affordable
⚡ On-site energy centre
🌳 Community building, sports pavilion, shops and business space.

We were delighted to welcome Karin Smyth, the Labour MP for Bristol South, to The Fosseway in Hengrove to celebrate the progress being made to create a neighbourhood of 200 much-needed new homes.

Phase 1
🏘️ 130 homes are under construction with Vistry Group
✨ 50% affordable, owned and managed by Abri Group
🌿 Net zero in operation

Phase 2
🏘️ 70 extra care homes will be brought forward by Anchor
✨ 100% affordable, designed for older residents
🌿 Net zero in operation

Our plans to build 1,000+ homes for Bristol by 2031 have been approved🎉

This week Bristol City Council's Strategy & Resources Policy Committee unanimously approved our 2026/27 Business Plan.

This means we've a green light to develop five sites across the city with our partners, and bring forward our priority pipeline sites. These will:

🏡 Deliver around 50% affordable housing, directly addressing the city's housing crisis.
🗝️ Unlock complex, brownfield sites for regeneration.
🌿 Deliver energy efficient homes, supporting Bristol's net zero goals.
✅ Support the Council’s Corporate Strategy priority of creating safe, healthy neighbourhoods.

We're also excited to start our new financial year in contract to build 2,000+ homes.

Baltic Wharf has been supported by a £2.4 million grant from HM Government’s Brownfield Land Release Fund, delivered by the Local Government Association's One Public Estate (OPE) programme.

We're pleased to announce 70 affordable extra care homes have been secured for The Fosseway development in Hengrove.

🤝 This second phase will be delivered in partnership with Anchor, England's largest not-for-profit provider of housing and care for people in later life.

💷 All the homes being created will be for social rent, which is the most affordable form of housing.

🏡 They will be a mix of one and two-beds designed for older people with care and support needs.

🪴 Communal facilities, landscaped gardens, and direct access to new green spaces and walking routes will be created as part of the site.

🏗️ Here we go, Baltic Wharf! We are delighted to announce that we've signed a joint venture agreement with award-winning house builder Hill Group UK.

With the joint venture for Baltic Wharf in place, preparation of the site is underway and enabling works will begin imminently.

🏘️ 166 homes, 50 for social rent and 16 for shared ownership

💪 A total of 40% affordable housing where it’s most needed

👫 A mix of one, two and three-bedroom apartments.

🌳 New landscaped public spaces

This site was unlocked through partnership with SNG (Sovereign Network Group), and made possible thanks to a 2.4million grant from HM Governments Brownfield Land Release Fund, delivered by the One Public Estate program.
