As a buyer and as an estate agent I have found it harder to gauge someone's reactions since wearing masks.

I have tried other ways to build a rapport, such as having more conversations in gardens or after the viewing, when masks are off.
🔹
It definitely hasn't held us back. We've done more viewings than ever and I have had a record year as an estate agent!

We are ticking off all of The Pig Hotel's. This is the 5th one we've visited and we can't recommend them enough! They give outstanding customer service and the atmosphere is so amazing.

Being a landlord isn't easy! 💧

We received this video at 10:30pm and it was fixed by 11:30am the following day. We were pretty happy with the 13hr turnaround!

Luckily we have a great plumber who went out first thing the following day. The tenants had blocked the toilet above and that's what was causing the leak.

Knowledge is power 💥

Becky has been studying CIMA, an accounting degree, for the past 3 years, alongside working full time.

She has been studying herself from home, using mainly free resources she finds online.
🔹
CIMA is an accounting degree but covers all parts of business, heavily focusing on business strategy. This has been super helpful for Wilson Masters Property!

We love a good transformation photo. It's easy to forget how much you've transformed a property, especially when you're living in it!

We sold this house back in 2018. We increased the house value by £34,000, with only spending £10,000 on the refurb. Not too bad for our first refurb in an area with not much natural growth.

As you can see from the last photo, our office has previously been a dumping ground for paperwork and things that don't have a 'home' in other parts of the house.
🔹
Since March 2020 Becky has been working from home, so the office needed to become functional, but we still couldn't decide on the best layout.
🔹
We needed a space where we can both sit at weekends, to work on our business together, but also somewhere Becky can work comfortably during the week. The longer desk and blackboard wall helped us achieve this.

Our business plans are on the wall, so not as many lists scattered everywhere whilst Becky works in the week and it also serves as a great reminder of our goals, so we are also striving to achieve them!

Strangers in our home! 😳

We love travelling and always stay in an Airbnb. We usually booked an entire apartment to ourselves but we wondered what the market was like for single room bookings.
🔹
We researched in our area for what hotels there were and what they were charging and were surprised at the lack of affordable places to stay. After looking on Airbnb, we realized that there were many people renting their spare room and on the face of it, looked like they were doing well!
🔹
In June 2019 we put our spare room on Airbnb and before we knew it, we had bookings flying in. We live in a popular area of Bristol, walkable distance to the centre, great places to eat on our local high street and also on the bus route to the airport!

We had a vast variety of people stay with us, for so many different reasons; work, holiday, stop off before taking a flight, graduations, visiting friends and family, nights out, moving to Bristol, the list goes on!
🔹
It was rather daunting when our first guest arrived (you do have a stranger in your home after all!), but after we got into the flow of things, we were actually looking forward to guests arriving and meeting new people!
🔹
We decided to only let our room when we were home, so when we stayed with family, friends or went on holiday, we blocked our calendar. From June 2019-March 2020 we had our calendar available for 153 nights. Our average occupancy rate was 80% and we made a total profit of £4,221 for the 122 nights that were actually booked. Not bad, for a room that was sat empty!

We decided to block our calendar when Covid started to hot up and we haven't unblocked it since. We have decided that until Covid has completely 'gone', it's not worth having someone in our home. Hopefully it won't be long until we can start up again!

Our friends and family thought we were mad. We wondered if anyone on here has or would be be happy to stay in someone's spare room?
