Save money, time and deals.​​​​​​​​​​​​​​​​​​Buying a property? It's time consuming. The longer it takes the more likely it is to fall out of bed. In fact, about 25% of property purchases fall out of bed. Creative deals more so.

Buying from auction? It's expensive. You need to have numerous legal packs read by a competent solicitor with the appropriate Professional Indemnity (PI) insurance.

If you can check the essentials when looking at a property before engaging your solicitor, then you can (a) make sure you don't waste time and money giving them obvious duds and (b) spot and fix problems early to keep an acquisition moving quickly. This will save you time, money and failed acquisitions.

On Friday at Bristol's Gerard Davis of gave us his top ten tips on performing basic due diligence. These tips remove much of the 'black magic' of conveyancing allowing you to understand the process and know what to look out for in auction packs when doing your initial due diligence.

THE ROAD TO NOW. This is property number 3. Acquired in 2015, it is a 3 bedroom mid-terrace house in Tunstall in Stoke-on-Trent and was the third and last to be sourced to me by . After this, I became 'brave' and started to source my own properties in the South.​​​​​​​​​​​​​​​​​​This house continues to pay me a double figure yield and over the course of nine years it has caused me just one problem. Well, it wasn't the house that caused the problem, it was my choice of estate agent and their dubious use of the house which they had not declared to me. It was a very reasonable council member who informed me of this in 2018. Thankfully, I was in a position to quickly sort the issue and hand the house over to a more reputable agent without significant reprimand from the council.

The house continues to pay well and I have so far only had to renovate it once. The plan is to keep it and let it continue to pay itself off.

THE ROAD TO NOW. This is property number 2. Acquired in 2015, it is just a 7 minute drive away from property number 1 and was again sourced by (thanks Rachael!).​​​​​​​​​​​​​​​​​​As with the first, it has been a steady cash cow requiring very little maintenance whilst delivering a consistent monthly income. In the mean time it has risen in value from £65,000 to £97,000 growing the cash in the property from a deposit and project works investment of £18,625 to £50,625 today. As a percentage, this is an increase of 172% to date. If house prices double every 10 - 15 years, then this percentage will continue to grow exponentially. However, don't ask me about inflation, I will work that out another time!

With the management outsourced, holding this property takes less than half a day of my time per year. It would have been less than an hour a year had I not had to chase a defaulting tenant...nothing is perfect!

I'm not punctual at posting. In fact this is about an event in January!​​​​​​​​​​​​​​​​​​This was the day that I effectively launched the GeckoPads brand. By 'launched' I mean I stood at the front of the room and mentioned it.

I also mentioned my round the world ambitions; training has started for leg one which I hope to do this year. It will start somewhere in the UK (where I will ultimately finish) and end in Cherbourg (France). There will be a page for this when I finally get round to it. The motivation behind this.....it's a bucket list thing.

This was me presenting the business and the medium term strategy to the room , Bristol. The main message was how I prioritise steady growth and controlled debt exposure in order to minimise risk. This allows me time to do 'silly' sports and adventures while I am still young and fit enough to bounce/recover!

Having witnessed the compounding effect of holding a property, I bought my first rental asset as soon as I could (admittedly without overly compromising on lifestyle).​​​​​​​​​​​​​​​​​​With some TV show winnings (another story) and cash earned from an operational tour, I was able to buy this house.

It was acquired for me by an experienced deal sourcer (and now excellent podcaster ) who also arranged the refurbishment works. This allowed me to continue with my full time job in the Army.

It is a simple 2 bed house in Stoke-on-Trent and it has taken very little of my time. Meanwhile, the income has continued to roll in and the original £15,000 deposit that I left in the property has grown by £37,000 in asset appreciation and £10,000 thus far in mortgage repayments. So what was £15,000 in 2012 is now £62,000 for very little work and the house has consistently paid me a monthly income for my minimal effort.

The plan is to allow the house to pay itself off and simply let it keep doing what it has always done: pay me and appreciate!
