Save money, time and deals.Buying a property? It's time consuming. The longer it takes the more likely it is to fall out of bed. In fact, about 25% of property purchases fall out of bed. Creative deals more so.
Buying from auction? It's expensive. You need to have numerous legal packs read by a competent solicitor with the appropriate Professional Indemnity (PI) insurance.
If you can check the essentials when looking at a property before engaging your solicitor, then you can (a) make sure you don't waste time and money giving them obvious duds and (b) spot and fix problems early to keep an acquisition moving quickly. This will save you time, money and failed acquisitions.
On Friday at Bristol's Gerard Davis of gave us his top ten tips on performing basic due diligence. These tips remove much of the 'black magic' of conveyancing allowing you to understand the process and know what to look out for in auction packs when doing your initial due diligence.
