Renter's Rights Act - Compliance Annoucement
Dear Landlords,
If you've been online recently, you'll have seen agents across the country whipping landlords into a frenzy about the Renters' Rights Act — with some quoting compliance fees of up to £850 + VAT.
Let me be blunt: that is not what's happening here.
The government has prescribed a two-page PDF document that needs to be served to your tenant by email before 31st May 2026. That's the requirement. That's what they're charging you hundreds of pounds for.
At RG Property, if you're on Collect & Protect, Full Management or Prestige services, we'll be taking care of this for you at the end of April — at no extra cost.
So what IS actually changing?
The Renters' Rights Act introduces some significant reforms. Here's what you need to know:
• No more fixed-term tenancies. Every tenancy becomes an Assured Periodic Tenancy Agreement (APTA), rolling from day one. Any tenancy starting after 1st May 2026 will automatically be on the new agreement.
• Tenants can keep pets. Landlords will not be able to unreasonably refuse.
• Tenant notice period moves from one month to two months. Tenants can serve notice at any time.
• Section 21 is gone. Possession can only be sought under Section 8, and only on valid grounds. Visit our website for the full list of prescribed grounds.
• Renewals are abolished. Tenancies roll on indefinitely — no more renewal paperwork, and no more renewal fees.
Why are other agents charging so much?
Simple. Many agents have been charging landlords £200–£300+ every time a tenancy was renewed. That revenue has just disappeared. So what are they doing? Inventing new fees to fill the gap. 'Compliance packages', 'transition fees', 'regulatory support charges' — whatever they want to call them.
We think that's wrong. What are you even paying a management fee for, right?

If you're on a Let Only service and want us to serve the prescribed document compliantly on your behalf, we can do this for a one-off fee of just £50 + VAT.
