A recent study undertaken by landlord insurance company Superscript, has revealed that due to the increase in mortgage rates, 90% of landlords have or have the intention of increasing the rents on their rental properties.

β€’ 50% of these respondents have already increased the rents with half of these intending to increase the rents again when the next rent review is due.
β€’ 40% of these respondents advised that while they have not yet increased the rent they will do if the interest rates at the Bank of England continue to rise.
β€’ 70% of these landlords advised they had to take this decision as it is the only way to afford to keep their properties with the hike in mortgage interest rates.

More than half a million landlords are already facing rent arrears due to the collapse of housing support for tenants and the cost-of-living crisis.

β€’ 58% of landlords advised they will need to seriously consider selling their leased properties should interest rates increase further.
β€’ 50% of landlords surveyed indicated that they would consider freezing rents should the tenants request to do so.

The latest update from Rightmove (Quarter 3 report July- September 2022):

Unsurprisingly rents have hit a new record high with the average rent outside of London now reaching Β£1,162pcm. That’s a 3.2% increase from the last quarter. You would need to earn Β£34,860pa as a household to get through referencing checks on a property of that value.

The number of available properties to rent is down by 9% outside of London whilst tenant demand is up by 20%. Latest figures show that tenants are downsizing due to these high rents, meaning the search for Studio flats has surpassed the demand for 1-bedroom properties, by 71% compared to last year!

Calling all landlords! As you will be aware, from 1st October 2022 the regulations surrounding carbon monoxide alarms in rental properties is changing. All relevant landlords must:

1. Ensure at least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation. This has been a legal requirement in the private rented sector since 2015.

2. Ensure a carbon monoxide alarm is equipped in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).

3. Ensure smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found that they are faulty.

The requirements are enforced by local authorities who can impose a fine of up to Β£5,000 where a landlord fails to comply with a remedial notice.

The typical lifespan of a carbon monoxide alarm is 7 years, the alarm should start beeping every 30 seconds once the device needs replacing. Please make a note going forward of the date you purchased the alarm to make sure you are keeping on top of this.
