We back at Rivers Street and it's time to look at the individual properties and what we are doing with them.

First up 17 Rivers Street. This has historically been used as an 8 bed Student HMO. Located in one of the Prime streets in central Bath, this represents a very under valued asset in its current state so we are currently in planning to get permission to convert this back into a luxury Townhouse.

As Brentor Group has been expanding over the last couple of years, we recently took the decision to brand our different offerings under their own names and Brands.

The first part of the business to be given its own identify is our Clients Handsfree HMO portfolio building service, for a long time it's been run under our parent company but as we develop bigger sites and are expanding our areas of operation it's time to give this part of the business its own identity. While we still build some HMOs for ourselves and investing partners, the majority of our Partnerships are now in larger scale projects.

Don't worry, if you are building a HMO or looking to build a HMO with us that's not issues, the HMO Launchpad team are dedicated and solely looking after our HMO portfolio building service for you.

Over the last year we have been busy acquiring beautiful buildings across Bath, with a few more completions due in the coming months and work starting on a number of buildings, we will be able to share more on what we have acquired and the works being completed on them.

A sneak peak of our first project coming out of Bath.

This project has consisted of an office to residential conversion and refurbishment of two existing apartments in the building.

The team CARLI ROBINSON DESIGN have done a fantastic job on the design elements, looking forward to getting these on the market soon.

Let's go take a look at our Office-to-Residential conversion of a Grade I listed building into 5 two-bed apartments.

Being Grade 1 Listed definitely comes with some challenges, but alongside that, it also offers an opportunity to create something very special.

After 50-odd years as an office, the building has a lot of potential, which we are planning on unlocking through reconfiguration and a full refurbishment program.

Back in Poole to check in on our mixed-use project, while it's going to be a great cash-flowing project when it's finished, the conversion has been extensive, and we uncovered a number of structural issues in the building whilst opening up.

As a result, several internal walls have been rebuilt, and a few more steel beams have been added.

While not great and adding to both time on site and project costs, sometimes, when undertaking bigger conversions like this, you find issues that you can not just ignore.

When investing, look at the long game. We undertake refurbs with the view that we will be keeping this building for the long term with our JV partner, and the extras spent now will make a considerably better investment property over the long term for us.
