Built in the 1850s, this cottage has stood for more than 170 years. Comparing the photograph from the 1980s with our view during the survey, much of its original character is still easy to recognise.
Buildings like this have stories to tell, but age alone doesn’t tell you what condition they’re in. Our survey looks closely at the roof, brickwork and other elements to help buyers understand how the property has changed and what care it may need next.

Hidden defects aren’t always visible during a property viewing. 🏠
A faint water mark was identified internally, with moisture testing confirming a very high reading. Further inspection revealed defective mortar and deteriorated brickwork to the chimney stack, as well as flashing that requires repair work immediately. These external issues are the likely source of the water ingress.
On our Level 2 and Level 3 reports this would have flagged as a 'condition rating 3' which is a red issue on our helpful traffic light system, giving clear and easy-to-understand condition overview.
Our RICS Surveys connect the visible symptoms with the underlying cause, helping buyers understand the necessary repairs before committing to their purchase.
