Todayโs survey: a charming pre-1900 cottage with plenty of character, had a few structural concerns to investigate.
Significant cracking was noted internally and externally around an opening, with movement evident through both the plaster finishes and brickwork. The pattern suggests more than cosmetic deterioration and highlights the importance of understanding the cause before any repair work is undertaken. In this case, the evidence points clearly towards subsidence affecting the extension that was added in the 1970s. Extensions of this era were commonly constructed with relatively shallow foundations compared to modern standards, making them more susceptible to movement where ground conditions change. The cracking observed is consistent with differential movement between the original cottage and the later addition.
Older properties often tell a story through their defects, and careful inspection helps distinguish between historic movement and ongoing structural issues.
Every survey is a reminder that period properties can be incredibly rewarding homes, but they deserve informed maintenance and expert assessment.
