Itā€™s been a long time since I did property learnings but I know you all got a lot of informative and truthful information from it. I enjoyed helping others too. But sometimes I feel you guys need HELP šŸ¤¦šŸ»ā€ā™€ļø.

So I thought why not start giving back if I can remember over the last 7yrs the million of challenges Iā€™ve faced. Help me out if you have questions.

Tonightā€¦.TV LICENCE! šŸ’­

The good old tv license law. So as a landlord we donā€™t think of this. Ignore the letters, reminders and final demands. What do I do?!

šŸ“ So if I have a COMMUNAL TV in a HMO I pay the TV license for that area.
šŸ“ŗ If I donā€™t have a communal TV I donā€™t pay it
šŸ“ƒ In my tenancy agreement I state on the first page TV LICENCE is the tenants responsibility
šŸ  In a hmo EVERY seperate letting room has to have a seperate license. So if you have 6 ASTS, 6 lockable rooms, 6 seperate living areas! Each room by law requires a seperate license.
šŸ’» If you donā€™t require I license you still need to fill in the (donā€™t require a license) section online. If you dont, you are still open to be fined for not letting them know.
šŸ“ŗ If you provide a TV in each room it doesnā€™t make you liable unless you havenā€™t stated this in your contract. If you havenā€™t you WILL be liable.

After my years of experience as a property developer, property investor, sourcer, project manager etc Iā€™m wanting to offer a more BESPOKE service to facilitate the needs of my client.

Not just charging sourcing fees and giving me a whole lot of work and headache, not looking at offering project management and not even visiting sites at least twice a week. Not offering interiors without being on site and knowing what works for the actual space. Thatā€™s a wrap šŸŽ„ šŸ“·ā€¦.

Finally another project finished and ready for tenants to move in this afternoon, once Iā€™m finished with the photographer. This project was a D2V bought for Ā£145,000 and is now a 5 studio 1 en-suite 6bed HMO. My penultimate 6bed before article 4 comes in. Valuation pending and hoping for around Ā£505,000 GDV.

One more to complete before May. Almost fully plastered. Kitchens chosen, tiles chosen, furniture to order and start the process again. šŸ§±

Learningā€¦Royal Mail and new addressee āœ‰ļø

Well well wellā€¦.itā€™s been a long time since I did a learning but I think this one in particular would help those doing new builds, commercial to Resi or just building something in no manā€™s land. Where do I start!!!! Long post but relevantā€¦

āœ‰ļø Dont presume just because itā€™s been a building anyone ever knew it was there lol.

ā˜Žļø This is the hidden number you didnā€™t know you needed to chase Royal Mail as the number online isnā€™t effective 0345 601 1110ā€¦this actually gets you through to the right people. Speak to Janine sheā€™s great!

šŸ‘±šŸ»ā€ā™€ļø You need to notify the address and street people at the council to ask them what address your development will get (you donā€™t get to choose)

šŸ’­ What they suggest isnā€™t always the most suitable so itā€™s fine to suggest an alternative.

šŸ“§ The council HAVE to notify Royal Mail you canā€™t do it and if in development will be put on the LLPG in construction database that NOBODY can access!

šŸ¤žšŸ» If youā€™re lucky enough it is on LLPG you need to call the above number and make it LIVE! The council donā€™t do this.

šŸ“ž Then you call once your development is complete and they never received said correspondence. Luckily screenshot that the council notified them and email someone you spoke to in the above number and thatā€™s good enough.

šŸ‘€ Showing in Royal Mail postcode finder 3-5 days later but other databases havenā€™t updated so you still canā€™t get internetā€¦yes this is a real story.

āš”ļø Trades like electricians/plumbers etc canā€™t register their certs as itā€™s not on the system. Wait and try try againā€¦.

Finally if itā€™s commercial often or not virgin canā€™t cater to your internet needs despite having a hmo next door with Virgin so you need open reach providers. Think thatā€™s everything ā€¦.šŸ¤Ŗ

New builds are great, commercial to Resi is greatā€¦if this helps just one person and Iā€™m 100% certain it will, give it a like šŸ‘šŸ». My pleasure. The drama continues. Still no internetā€¦internet pending lol as they canā€™t locate the address.

6 weeks progress šŸ§±ā€¦.

site visit and we have floors in, stairs in, dorma started, rear extensions well on there way to completion. First fix starting on the 20th and lads working over Christmas. The are on šŸ”„. Almost 7 projects completed in 2024 and this beauty will start off our 2025 in style. Think a business meeting is needed in Spain in the new year to talk over our plans for 2025 šŸ˜œ ā˜€ļø āœˆļøā€¦.get the champagne on ice ladies šŸ„‚.
