LEASEHOLD REFORM – THE LATEST UPDATE!

Big changes could be on the horizon for leaseholders across England and Wales!

The Government has committed to introducing the Commonhold and Leasehold Reform Bill to Parliament by Christmas 2026.

So, what's being proposed?

✔️ A £250 annual cap on existing ground rents

✔️ A move towards commonhold ownership for new flats

✔️ Greater rights and protections for leaseholders

✔️ Plans for an independent regulator for property managing agents

These reforms could bring significant changes to how residential buildings are owned and managed.

But remember – the proposals are not yet law.

Your service charge shouldn’t have to pay for this…

Unfortunately, this is a real example from one of our developments.

A chair, suitcase, printer, television, carpet and various other items have all been left in the communal bin store.

These items won’t simply disappear — they have to be removed, and arranging additional waste collections comes at a cost.

And ultimately? That cost can end up being paid through the service charge.

Communal bin stores are for normal household waste and recycling. Bulky items should be disposed of responsibly or collected through your local authority/waste collection service.

It’s such an avoidable expense.

Please think before you dump. 🗑️

With further leasehold reform on the horizon, regulation of property managing agents continues to be part of the conversation.

And we welcome it.

Managing agents are trusted with people’s homes, service charge funds and the day-to-day management of increasingly complex buildings. Strong professional standards, transparency and accountability can only be a good thing for our industry — and, most importantly, for the people whose properties we manage.
