New data from Rightmove released this morning indicates a positive trajectory in the UK housing market. With a promising start to the year, there's a notable increase in home purchases compared to last year. Despite average asking prices still being £4,776 below the May 2023 peak, more individuals are seizing the opportunity to buy, leading to heightened demand and a subsequent rise in prices.

The average asking price for newly listed properties has climbed by 1.5%, or £5,279 this month, reaching £368,118. This surge in demand has resulted in attractively priced properties being swiftly snatched up, while those priced too optimistically are lingering longer on the market.

Industry insiders have weighed in on these developments. Nathan Emerson, CEO of Propertymark, expressed optimism about the housing market's shift towards prosperity after a period of economic instability. He noted a better balance in property prices and stable interest rates, indicating a favourable environment for buying or selling.

Castle Hill Properties emphasizes the significance of these asking prices as indicative of market trends, citing an abundance of listings providing buyers with ample options. They observe cautiousness among buyers, some awaiting potential Budget incentives or mortgage rate reductions. However, they stress the importance for sellers to price realistically to attract attention amidst increased demand.

Tomer Aboody, director of property lender MT Finance, highlights sellers' growing confidence, attributing it to increased stock and stronger asking prices amid hopes of declining interest rates and inflation. Despite this confidence, Aboody notes a lack of government incentives in the Budget to stimulate the market, urging sellers to price their properties appropriately to address buyers' affordability concerns amidst rising mortgage rates.
