🏠 Property tip for landlords:

Appliances and fixtures don’t last forever and understanding their lifespan can save you money, prevent disputes, and help you plan ahead. From washing machines to carpets, knowing when wear and tear becomes expected can make all the difference when managing your property investment. Here’s a quick guide from the Tenancy Deposit Scheme (TDS) on what landlords need to know 👇

Washing machines
A medium-quality washing machine has an expected lifespan of six to eight years. If a washing machine is already seven years old at the start of a tenancy and breaks down, a landlord is unlikely to recover the full replacement cost, even if the tenant caused damage. A low-quality machine may only last two to five years, so landlords should factor this in when supplying budget appliances.

Dishwashers
Expected to last up to ten years at medium quality. As a high-use appliance, frequency of use and household size are relevant factors adjudicators consider. A dishwasher in a five-person household will naturally wear faster than one in a single-occupant flat.

Ovens, cookers and hobs
TDS guidelines set the lifespan at nine to fifteen years. These are among the longer-lasting appliances, but also among the most disputed - particularly for oven cleaning. Note that failure to clean an oven is a cleaning issue, not a wear and tear issue, and is treated differently in adjudication.

Carpets and flooring
Lifespan varies significantly by quality and location. A medium-quality carpet laid in a hallway or on stairs - high-traffic areas - is expected to wear faster than the same carpet in a bedroom. TDS guidelines note that adjudicators will adjust lifespan expectations based on where within the property the carpet is laid.
