Earlier Intervention to support Homelessness in West Suffolk.

We have designed a portal to support landlords in identifying and responding to tenancy issues early before they lead to eviction or homelessness.
By working together, we can resolve challenges sooner, sustain tenancies, and reduce the impact on tenants, landlords, and the wider community.
We understand that tenancy issues can arise for many reasons, rent arrears, changes in circumstances, or communication breakdowns.

Reporting concerns at an early stage allows us to:
• Intervene quickly with practical support
• Help tenants address financial or personal issues
• Prevent escalation to eviction proceedings
• Reduce financial loss and tenancy disruption for you.
Early action benefits everyone and often leads to better outcomes than enforcement alone.

Breaking News:

Phase 2 Renters Rights Act had just been announced

East of England - Landlords will have from 15th January 2027 – 14th April 2027 to register their property on the PRS Database, renamed ‘Register your property’ service.

Landlords will need to record details of their properties, the address and the number of residents and bedrooms, as well as the amount of rent they are receiving for a property. They’ll also need to demonstrate they meet health and safety standards by uploading gas, electric, and energy performance certificates. A full list of the information they will need to have ready will be published next week.

£65 per property, per year.

Landlords of West Suffolk you can help us prevent homelessness.

Up to the end of May this year, we had already prevented 239 West Suffolk households from becoming homeless which is up more than 36 per cent compared to the same period the year before.

How you can help?
We need you to tell us about any tenancy issues as early as you can.

We may be able to help and if we can’t, we can advise you plus it will ensure that we know in good time to support the tenant in finding somewhere else to live or help sustain their tenancy and prevent homelessness.

We have a new Landlords portal where you can report tenants that are at risk of becoming homeless. This will come direct into the housing team.

Great work from the Homeless team at West Suffolk Council reaching out to schools to raise awareness to prevent homelessness with earlier interventions.

We’re working to prevent and reduce homelessness, supporting people in our communities including families, who need our help.

As part of this and our Housing, Homelessness and Rough Sleeping Strategy we are engaging with schools to raise awareness of the various causes of homelessness to aid our prevention work and raise awareness of support.

Together with colleagues from Babergh District Council and Mid Suffolk District Council we spoke to year 13 students Thomas Gainsborough School part of Unity Schools Partnership about homelessness.

We’re also currently working with Depaul UK to develop a training package to deliver to professionals working with young people who are homeless.

Calling all Landlords in West Suffolk

Due to the upcoming Renters’ Rights Act 2025, we have updated our Guaranteed Rent offer to better support landlords under the new legislation.

We are still pleased to offer 12 months of guaranteed rent, delivered in a revised structure:

First 6 months:
Guaranteed rent can be claimed at any point during this period.

After 6 months:
Rent is guaranteed for up to 2 years, with claims made at the end of the tenancy.

This updated approach ensures we can cover key risks, including the full Section 8 process, from notice being served through to court proceedings.
