Sounds good until the price cuts start getting pushed, the months pass by, the plans you made slowly disappear. In the end you're exhausted by the process and end up selling for less than you should have because the market looked at your house being discounted for months and assumed there must be something wrong with it 🙃

If it sounds too good to be true it usually is. Price sensibly to begin with and ignore the 🚩 above if you are genuinely looking to sell.

It’s easy for an estate agent to tell the owner what they want to hear to ‘win’ the valuation 🥂

The marketing price is usually different to the sale agreed price, but it doesn’t end there. The mortgage valuer might not concur and say it’s worth even less ⬇️

This is a difficult market and sound honest advice is priceless 🙏🏻
