🚧 Morning Shock: Application Rejected! 🚧

After a lengthy 5-month wait, we were greeted with unexpected news yesterday morning—our Prior approval planning application was rejected. Our project, a commercial conversion under the Class MA category, was anticipated to have a much smoother pathway. Hearing this rejection initially felt like a major setback, hitting us with a wave of dread. But as we always say at Cozee Properties, it's not just about the highs but also how we handle the lows.

👣 Taking a Step Back 👣

Instead of succumbing to the initial panic, we paused to take a deep breath. Reflecting on our approach, recalling learnings from some property education training we have attended and also reaching out to our experienced mentors helped us regain perspective. It's crucial to remember that these moments are part of the journey in property development.

🌟 Afternoon Turnaround: The Power Team Steps In 🌟

By the afternoon, our dedicated 'Power Team' had stepped in, bringing us a silver lining. It turns out, a whopping 95% of our application has been approved—only 5% of technical details need revising! This shift was a huge relief and a testament to the importance of teamwork and expert insights.

Consult Your Team: Never underestimate the power of collective wisdom.

Yesterday really was a day of two halves navigating planning complications but we didn't give up and were not giving up hope that we will reach a big YES sometime very soon!

Thanks to our host Dominic Adamczyk for keeping the session flowing, and getting through so many questions 🙏

• What are the approximate timescales for an HMO conversion in an Article 4 area?
• How can I raise enough investment for one project, if I have a number of investors with smaller amounts?
• What is an SPV?
• What are peoples expenses currently in relation to utilities-gas/electric/water?
• What are the common pro’s and cons of doing a Commercial —> Residential conversion, with planning etc?
• At what point can you say you know enough about planning, and can leave everything to the Planning Consultant?
• When converting a hotel into studios or a HMO, how do you mitigate the parking problem?
• Does anyone have any creative ways of making a purchase cost effective, when they’ve had an offer of £125k fall through, but it only works for us at £110k?

We kicked off the week with a full-day strategy session, stepping out of our usual office space to really zone in on what we’ve achieved in Q1 and where we’re headed in Q2.

🌈It was a day filled with reflection, goal-setting, and, most importantly, team and  bonding.

We laid out our priorities, fine-tuned our roles and responsibilities, and tackled some tricky issues head-on. It wasn’t just about finding solutions; it was about discovering the best paths to accelerate our journey towards our goals. 🚀

Sure, we had our mix of easy wins and some really tough calls. That’s the nature of growth, right? It challenges us, stretches us, and ultimately, strengthens us as a team. 💪

We left feeling more united and focused than ever, ready to take on Q2 with everything we’ve got.
