Here’s a striking example from a recent basement survey. This Dry Rot outbreak didn’t originate in our client’s property, it spread through the party wall from next door. Yes, you read that right. Dry rot mycelium can physically grow through masonry, travelling across brickwork in search of new timber to feed on.
Once established, it can even pass from one property to another, regardless of ownership or maintenance on the receiving side.
🔎 In this case, our client was dealing with the consequences of a serious dry rot issue that had begun in a neighbouring property and migrated into their basement timbers.
👉 Takeaway: Just because rot appears in one building doesn’t mean it started there. It’s critical to assess the full extent of the growth and identify potential third party sources.
