QUESTIONS TO ASK THE ESTATE AGENT.

When you're viewing a property, it's easy to get swept up in the aesthetics — the kitchen, the newly fitted ensuite or the landscaped garden. However, in my view, one simple check that's often overlooked can save you a world of pain and disappointment, and that's the water pressure. Ask the estate agent to test the water pressure as you walk around and turn on the taps and also run the shower. Do both at the same time. Poor water pressure can signal old ipework, issues with the mains supply, or a boiler that's struggling — all of which can be costly to fix.

A beautiful home with terrible water pressure is a problem waiting to happen. Don't just fall in love with how a property looks — find out how it works.

When you are viewing a property, always ask the estate agent exactly what's included in the sale. NEVER assume anything as this can cost you dearly later down the line.

Fixtures and fittings can be a grey area, and it's easy to assume things like curtains, light fittings, the oven, dishwasher, or garden sheds will stay, only to find they're taken by the seller on moving day.

A quick question during the viewing can save a lot of disappointment and unexpected expense at a later date. If in doubt, get it confirmed in writing.
