14 years ago I walked away from the corporate world… and I’ve never looked back.

It hasn’t been easy—in fact, it’s rarely been easy—but it has been worth it.

In this article, I share some of the key lessons I’ve learned building a life outside of the 9–5, and why having multiple strategies is essential as markets shift.

Property has given me more than income.
It’s given me flexibility, freedom, and perspective.

When I started in property 15 years ago there was so much I didn’t know and working on my own was scary. The best thing I ever did was to find a mentor and start networking. Having a coach and a network allowed me to undertake bigger projects and therefore reach my goals far quicker.

When Dan and I first started working together, he was keen to get out of the corporate world. This one project, commercial conversion to 16 bedroom coliving HMO allowed him to do just that. This was just the start for Dan, he has since gone on to set up a successful lettings business and development company. Check out his page to see what he’s up to now

Had a lot of questions recently around why do we sell some of our properties ?

When I started out I used to think I’d hold everything for ever !

I’ve learnt you have to make your money work hard and selling at the “right” time is key. Properties can quickly start costing you money too…………

The power of staging - for me this is one of the most important stages of any project. It adds so much value and is important on a property you are going to sell or rent.

Good staging -

Maximises sales price
Maximises valuation for lending
Maximises rent value
Cuts time to rent and sell as people can visualise living there
Acts as a blue print for your Brand

Why would you not ? If it’s not something you love, outsource it………..

Challenging times for renters and landlords. Supply is massively decreasing as so many landlords are leaving the sector. Increased regulation under Renters Rights and higher taxes after last weeks’ budget mean for some landlords it’s not worth it anymore.

Rental demand continues to increase, competition for properties and rooms is fierce. December is usually a quieter month for renting due to the Christmas effect. This year November and December are busy, lots of interest in our rooms and houses. Maybe potential tenants have realised supply is only going to get worse next year once the new legislation comes in. Rents will also increase as landlords / businesses look to cover their increased costs.

Something needs to change ! Unfortunately don’t think the current Govt are listening !
