Land in East Staffordshire?

East Staffordshire Borough Council Cabinet approved yesterday (15 June) that work on a new Local Plan will commence. The next step is for a Call for Sites to start in July. Submission timetabled for November 2028, and the streamlined policy approach is planned for adoption in May 2029.

You may have missed it, but planning appeals changed for most users! 👷‍♂️

For submissions to local planning authorities after April (all submissions from now) that require a written representation appeal due to refusal, etc. The appeal will now be reliant on the information you submitted with the original proposal.

If you avoided the Heritage Statement or Planning Statement (or commonly any written statement...) and now need to explain why the proposal is appropriate, you only have a 250-word box to provide this justification to the Planning Inspector. The local planning authority, however, will have an officer's report to justify their decision.

Importantly, make sure your submission is robust from the start. If you are unsure how to submit or what to submit, reach out to Holland Lloyd.

Planning approved! ☀️

Ground solar array approved to provide power output for an estimated homeowner requirement of 17,500kWh. The 42-panel array will deliver approximately 18,000 kWh of clean electricity to the household.

The panels are set to be located in the West Midlands Green Belt, outside the residential curtilage in the open countryside.

Planning approved! 🎉

We are delighted to have achieved planning permission for the regeneration of a city centre site close to Birmingham City and Aston universities.

The proposal has been designed by and supported by a full technical team, with the aim of delivering a BREEAM Excellent development.

In 2026, this is our second PBSA scheme achieving planning permission. We have another scheme in the East Midlands currently awaiting committee.

When assessing sites for purchase, make sure you factor in up-to-date costs and assumptions, or you could find that 'great deal' to be anything but.
