Everyone who's moved knows the first night.

Boxes in the wrong rooms, kettle in one of them, and you go to bed in a house that still smells faintly of somebody else.

Then, somewhere along the way, it starts to change.

For me, I think the first proper moment was when we painted the living room. We got rid of the previous colour, put our own choice on the walls, and suddenly it felt different.

It wasn't just a house we'd bought anymore. It was starting to feel like ours.

And then it goes. Quicker than you'd think.

Within a fortnight your hand finds the light switch on its own, you know which stair creaks, you've worked out the bin day and you've already got an opinion about the bloke at number twelve.

Nobody warns you about that bit, and it's the best bit.

A house becomes yours in about two weeks and then you live in it for years.

Which puts the whole business in proportion, really.

It's a hard few months buying you a long time.

Buying a house can be stressful enough without wondering what’s happening behind the scenes, especially when there’s a chain involved.

A big agency can lose your sale and, honestly, it probably doesn’t affect them that much.

There’s another branch, another property, another target to hit.

When you sell with me, there’s my name on the board outside your house. I’m the person you are dealing with, and if I get your move wrong, I have to live with that. I’m still going to be in Canterbury. I’ll probably see you in Morrisons on a Saturday morning. And people talk.

That’s not a sales line. It’s just what happens when you run your own business and genuinely care about your reputation.

So when I give you a valuation, I need to be able to stand by it. When I tell you I’ll call you back, I need to actually call you back even if it’s Saturday afternoon and the day has gone completely sideways.

Last Friday we exchanged contracts on this beautiful two bedroom home 🏡

It’s always a great feeling getting to this stage, knowing that the sellers are nearly ready to move on to their next chapter and the buyers are nearly ready to get the keys to their new home.

Cast your mind back to your valuations. Three agents came round. Two gave you sensible numbers. One gave you a figure that made you smile, and that is the one you went with.

Months later, the home has not sold, the price has been cut twice, and you have landed exactly where the other two said you would, just slower and more bruised.

That high number was never a valuation. It was a tactic to win your business, and it cost you your best weeks on the market.

A good agent tells you the truth at the start, even when it is not what you want to hear, because they would rather lose a flattery contest than let you down for six months.

If a number felt too good to be true when you signed, it usually was.
