In the proposed biggest shake up of local government in almost 50 years, Steve Reed announced yesterday (16th July 2026) plans to merge Kent County Council (KCC), Medway Council and the county's 12 district, borough and city councils into 4 single-tier authorities responsible for delivering all local government services. This is known as Local Government Reorganisation or LGR for short, which aims to abolish two-tier council structures across England.

Under the current system Kent County Council (KCC) delivers some services like education, social services and roads, and district or borough councils deliver others like emptying your bins and providing council housing.
In the proposed new system unitary councils would deliver all council services in one area.

This change is set to come into force on the 1st of April 2028, splitting the County into the following areas:
North Kent: Dartford, Gravesham, and Medway

West Kent: Sevenoaks, Tonbridge and Malling, Maidstone, and Tunbridge Wells

Mid Kent: Swale, Ashford, and Folkestone and Hythe

East Kent: Canterbury, Thanet and Dover

The Government has published new Biodiversity Net Gain (BNG) regulations and guidance including additions and exclusions of certain developments from BNG.

From 6th August 2026, BNG does not apply to planning applications for developments where the site area within the red line boundary is 0.2 hectares or below. Another new addition for exemptions are temporary developments (the whole development Is temporary or planning permission is granted for 5 years less) and more flexibility for minor schemes to use off-site gains at an earlier stage

These new rules will also see the removal of custom and self-build applications as an exemption meaning they will (from the 6th of August) be required to meet national BNG requirements.

Further guidance on BNG exemptions can be found in the link below:

Grade II Listed perfection in the heart of the Kent Downs National Landscape.

The Red House is one of East Kent’s landmark Georgian village homes, beautifully positioned in the sought-after Elham Valley and set within approximately ¾ of an acre of magnificent mature gardens.

Dating from the 18th Century, this elegant red-brick residence showcases all the charm and grandeur of the Georgian era, from its sash windows and stunning wisteria-clad façade to its gracious reception rooms and bespoke library. Thoughtfully restored and maintained with guidance from a renowned conservation architect, the home seamlessly blends period character with practical family living.

Outside, the gardens are truly exceptional, featuring a south-facing walled rose garden, greenhouse, pergola, sweeping lawns, specimen trees, and beautifully landscaped spaces designed for entertaining and quiet enjoyment alike.

A rare opportunity to become the custodian of one of Kent’s most beautiful historic homes.

✨ A once-in-a-millennium opportunity in the heart of Canterbury. ✨

Some homes are special. Others are simply irreplaceable.

For what is believed to be the first time in its centuries-long history, The Master’s Lodge is being offered for sale. Dating from before the 16th century, this extraordinary Grade II Listed timber-framed house presents a chance to own a piece of Canterbury’s history that may never be repeated.

The Master’s Lodge is being offered for sale by Eastbridge Hospital, with proceeds supporting the preservation of its neighbouring Grade I Listed buildings and the beautiful Franciscan Gardens.
Hidden behind private gates in the very centre of the Cathedral City, The Master’s Lodge feels more like a country estate than a city home.

Surrounded by beautiful south-facing gardens, mature trees, fruit orchards and historic walls, it offers a level of privacy, space and tranquillity that is almost impossible to find within a city centre location.

Elegant reception rooms overlook the gardens, while the generous accommodation combines period character with the convenience of being just moments from Canterbury’s shops, restaurants, schools and high-speed rail links to London.

Properties of this calibre, history and setting are exceptionally rare. A private country-house lifestyle in the very heart of Canterbury is something few could ever imagine owning — and fewer still will ever have the opportunity to acquire.

A home that has stood for centuries. A setting that cannot be recreated. An opportunity that may never come again.
