The tasks of a HMO manager are many and varied. I'm very hands on, my landlords love this approach. It's a breath of fresh air compared to the mediocre services they've received before. Today, it's a radiator cover to put together. Not a particularly big or important job in the grand scheme of things, but one less thing the landlord has to think about with me managing this room refurb for them.

Another day, another damp issue..

Once the cause of this has been identified, we will work quickly to fix the problem. Once done, the room will be refurbished i.e. replastered, painted etc. We will then furnish the house before taking some professional photos to use as we advertise the rooms to working professionals and post grads. The house is in the heart of Roath, and the rooms will look fabulous... they won't be empty for long.

This is a 5 bed HMO conversion project near Cardiff city centre that I've been asked to manage. We're hoping to get it underway in January. This is a big building, so as such, the rooms will be big, one of which will essentially function as a studio flat! Each room will have its own bathroom, some ensuite, the rest as good as. There's also an enormous space for the kitchen and lounge. This will be a very special HMO.

The quality of finish when complete will also allow the landlord to use the rooms for serviced accommodation should they wish to switch to that in the future.

Stage 1
Affected plaster hacked away, walls injected with DPC, then damp proof render applied, followed by fresh plaster.

Stage 2
All walls treated with stain blocker to add that extra layer of damp protection, and then painted.

Rising damp is a common problem in certain areas of Cardiff. This HMO had it all along the party wall. It has now been professionally dealt with > Affected plaster hacked away, walls injected with DPC, then damp proof render applied, followed by fresh plaster. This will be dry in a couple of days, then we'll paint. It is a problem landlords can do without, but with my team and I managing things, these issues are dealt with promptly.

It always pays for me to be on the lookout when visiting the HMOs that I manage. This rising watermark could've turned into a nightmare, possibly leading to the whole partition wall needing to be pulled down. Thankfully, the issue has now been fixed (leaking sink pipes on the other side), so we can now let this small area dry out and then repaint. Landlord is more than happy, to say the least.
