We’ve completed and started works on the first project of the year, a beautiful 3 bed terrace in St Julians, Newport.

This property took 6 months to complete with a few complications but works are well underway; plenty more updates to come.

The most common question I get asked is “Why are you planning to sell when the market is so terrible? No one will want to buy.”

Well, there are lots of reasons! The main reason is simple, South Wales is still very affordable compared to the rest of the country. Let’s take a generic example for a First Time Buyers, Bill and Ben.

They want to move out of their rented house into a home of their own.
To purchase a 2 or 3 bed property in reasonable condition, they would have to be paying £130,000.

What would Bill and Ben be paying to own their new home?
Well they’ve managed to save a 10% deposit of £13,000.
Based on current best rates, 4.56% at HSBC, they would be paying £653 a month.

Would it be worth it?
Rents over the last few years have rocketed, their landlord is now charging £750 a month. So by owning their own home, they’re saving £100 a month, with no one to increase the rent for 5 YEARS.

So even with ‘higher’ interest rates, it can still be cheaper to buy!

It doesn't go right all the time.

The damp in Castle St we initially thought was just due to being empty was getting progressively worse as the months went on. So we've taken a step back and got a full damp proof course rendered the rear of the property to solve the problem.

It's added additional costs, and a time delay we could have done without.

We live and learn, and keep moving forward 💪.

After inspecting the timbers from the attic, the idea of fixing boarding directly to the wonky ceiling seemed a little too risky as they weren't in a good condition. So we built a new frame instead.

There's always a work around and I think it's turned out really well after some great work from RS Plastering & Building
