UK Property Market Week 27: More Choice, Steady Sales and No Room for Fantasy Pricing

23,554 homes sold STC last week - below the 10-year average of 25.4k. Meanwhile, 34,708 new listings hit the market.

Stock is building. There are now 760,117 homes for sale across the UK, up from 637k three years ago. Buyers have serious choice.

The year-to-date numbers look okay: 667,482 sales agreed, slightly ahead of 2024 and above the 10-year average.

But here is the catch. Last month, 14.3% of homes reduced their price, while only 13.8% sold. More sellers cut than agreed a sale. And only 50.9% of homes that left agents' books actually completed. The rest? Unsold.

Rightmove is not a guarantee. In Cardiff and everywhere else, buyers are fussy and stock is high. The winners get the price, presentation, and marketing right.

Does a Better EPC Rating Mean a Higher Selling Price?

You would think A-rated homes always sell for more than F-rated ones, right?

Well... not exactly.

A-rated homes average £465k. C-rated homes average £325k. But F-rated homes average £426k - more than C-rated properties.

The reason is simple: an EPC is just one number. It does not tell you about location, character, size, or how desirable a property is.

New builds tend to have great EPCs. But some of the UK's most valuable homes are Victorian or Georgian - solid walls, high ceilings, original features, and lower EPC ratings. Their location and scarcity keep values high.

So if you are a Cardiff homeowner, your EPC matters - especially with energy costs being what they are - but it is only one piece of the puzzle.

🌿 Cardiff's Large Garden Homes - Rarer Than You Might Think

For some buyers, the garden matters just as much as the house. The size of the kitchen, the number of bedrooms, the school catchment - all important. But for a significant group of Cardiff buyers, outdoor space is the deal maker.

So how much of it is actually out there?

Across Cardiff and its surrounding villages, there are just **1,478 homes sitting on plots of between 0.25 and 0.5 acres** - roughly a quarter to half a football pitch. Enough room for lawns, mature trees, vegetable beds, a greenhouse, a play area, space to entertain. A genuine outdoor life.

At the time of writing, only **25 of those 1,478 homes are currently for sale**. That is 1.7% of the total stock. These properties do not come up often - and when they do, they tend to attract serious attention.

Here is how they break down by postcode:

🏡 CF3 - 232 homes | avg. value £727,958
🏡 CF5 - 376 homes | avg. value £765,929
🏡 CF10 - 9 homes | avg. value £690,111
🏡 CF11 - 17 homes | avg. value £650,647
🏡 CF14 - 369 homes | avg. value £933,730
🏡 CF15 - 205 homes | avg. value £808,349
🏡 CF23 - 262 homes | avg. value £1,012,847
🏡 CF24 - 8 homes | avg. value £220,375

One of the most interesting findings? These are not all large detached country houses. In CF5 alone there are 89 semi-detached homes on plots of this size. In CF14, 76. Large gardens hide behind all kinds of properties in Cardiff.

Of the 1,478 homes, just over half (52%) have changed hands at least once since 1995. Many have stayed with the same owners for decades - and it is easy to understand why. When you find the outdoor space you want, you tend to hold onto it.

📊 UK Property Market Update - Week 25

Two weeks in a row now telling the same story - and if you're thinking of selling in Cardiff, it's worth paying attention.

Nationally, 24,135 homes sold STC last week - about 2,000 below the 10-year average for this point in the year. At the same time, 35,449 new properties came to market. That imbalance is showing up in the numbers.

There are now 746,898 homes listed for sale across the UK. Three years ago it was around 605,000. That's nearly 142,000 more properties for buyers to choose from - and they're absolutely using that leverage.

Here's the number that stands out most: in the last month, 13.4% of sellers reduced their asking price. Only 14.6% agreed a sale. Almost identical - and that tells you everything about the current mood of the market.

But it's not all bad news. 620,087 homes have sold STC in 2026 so far - 0.8% ahead of 2024 and above the 10-year average. Prices are holding up too, with the average agreed sale at £375k last week. The market is moving. It's just moving on buyers' terms.

Here in Cardiff - whether you're in Pontcanna, Canton, Roath or Grangetown - we're seeing exactly this play out. Well-priced homes are selling. Overpriced homes are sitting, and quietly making the sensibly priced house down the road look like a bargain.

⚠️ UK Property Market Update - Week 24

The market is moving. Buyers are buying. Sellers are selling. But if you're thinking of putting your Cardiff home on the market, there's one number you need to pay attention to.

There are now 747,000 homes available for sale across the UK. Three years ago that figure was around 605,000. Buyers have considerably more choice - and that means sellers are working harder than ever to stand out.

Last week, 24.4k homes sold STC nationally - around 1,750 below the 10-year Week 24 average. At the same time, 36k new properties came to market. More supply, slightly fewer sales.

The sharpest warning is in the pricing data. During the last month, 13.4% of sellers reduced their asking price - while only 14.6% agreed a sale. Almost as many people are cutting their expectations as completing a deal.

Here in Cardiff, we're seeing exactly this play out. Well-priced homes in areas like Pontcanna, Canton, Roath and Grangetown are still attracting strong interest. Overpriced homes are sitting - and quietly doing their neighbours a favour.

The good news? The fundamentals are solid. 596k homes have sold STC across the UK so far in 2026 - 1.3% ahead of the same point in 2024. The average sale price last week was £373k. The market isn't broken. It just requires a smarter approach.

🏘️ Did you know Cardiff is one of the most densely built cities in the entire UK?

There are 12,659 households per square mile here in Cardiff - compared with just 1,246 across the UK's built-up areas on average. To put that in perspective, inner London sits at around 13,100. Cardiff is right on its heels.

And yet... Britain still builds far fewer homes than it needs. The target is 300,000 new homes a year. We typically manage closer to 200,000.

So next time someone tells you Britain is "full" or "concreted over" - the facts say otherwise. Just 1.2% of the UK's total land area is covered by housing. Including gardens, it's still only 4.7%.

UK Home Sales Are Down on 2025 - But the Cardiff Property Market Is Far From in Crisis

Headlines about falling property sales can create unnecessary alarm - so here is some honest context.

During the first three whole weeks of June, the number of UK homes sold subject to contract was:

📊 2023: 70,200
📊 2024: 77,800
📊 2025: 82,800
📊 2026: 75,000

Yes, around 7,800 fewer sales were agreed compared to the same period in June 2025 - a drop of just over 10%. But compared with 2024 the difference is only 3.78%, and compared with 2023 this year is actually ahead by 6.45%. 2025 was simply an exceptionally strong year - and measuring everything against it risks painting an unfairly gloomy picture.

The World Cup is also likely having some effect. Previous major football tournaments have coincided with buyers and sellers temporarily shifting their focus elsewhere. Add in wider economic uncertainty and it is entirely understandable that some households are pausing before making a major financial decision.

Looking at the regions, London remains the weakest part of the picture. Outside the capital - and that includes Wales and Cardiff - most regions are broadly level with or ahead of 2024, and well ahead of 2023.

So what does this mean for people in Cardiff thinking about moving?

The Cardiff property market is still moving. Buyers are still buying and sellers are still selling. But buyers do have more choice and less urgency than they did this time last year - which means sellers need to be realistic from the outset about three things: asking price, presentation and their choice of estate agent.

Get those three things right and Cardiff homes are still selling. This is a tougher market than 2025 - but it is not a bad one.
