Compulsory Purchase case.
Bvalued Ltd acted for vendor against acquiring authority (AA). While AA has its own valuation staff, it instructed a local valuer in private practise to act on its behalf, who valued the property, a three bed semi detached house at £480,000.
I had valued it at £525,000. Needless to say I asked for more! After some haggling, we agreed a figure within £5k of my valuation. But that wasn't £5K less, it was £5K more then my initial valuation! My valuation was kept under review during the course of these negotiations in case the market was moving.
Home Loss Payment at 10% together with disturbance (professional fees and removal costs) was also payable.
The transaction has now completed enabling my client's family to move on with compensation from what had been a stressful situation.
