A little update of our five flat refurb in Cardiff.
All the structural works is done and the new dormer has been built.
The first fix is complete and we’re just finishing off the insulation and plaster boarding before we start the skimming.
New mains gas supply is being fitted today and the electrical supply next week.
Still loads to do but really happy with the progress by the team.

What are the stages of construction for our renovations? We’ll let us tell you! 🐅

We start by stripping a building back. That way we can see what we’re working with. We then repair the fabric of the building where needed and that gets us to the stage where we’re ready for the construction to start.

First we sort all of the structural work out. That can be knocking walls out, installing steels, extension works, insulation upgrades and build walls. We will also upgrade any services and plan the M&E. That’s where we plan our electric, plumbing and fire alarm.

Then we move to our first fix. Running cables, pipes and building stud walls.

Once that’s completed, We prep for plastering and then, plaster!

Once it’s dry we move onto 2nd fix carpentry and installing all the sockets and bathroom fittings.

Rounding on nicely to decorating and then all the lovely finishes go in and the furniture assembled.

Obviously this is a real condensed version of what happens but hopefully you get the idea.

A little update on our flat conversion 👉

we’re converting a large house into four flats. When it’s finished we’ll have a one bed, 2 two beds and a 3 bed duplex.

It’s a big job but we’re making our way through.

It’s at that stage where the last of the walls need to go up and the first fix services are starting to go in.

It’s been a while just getting the building back to a condition ready to start building 👀

Looking forward to witnessing it taking some real shape over the next few weeks.

Update on our flat conversation project!

The majority of the structural work is nearly completed. Then the internal wall can go up and that when we can move full steam onto getting the services in and the first fixed.

This project has nearly all been stripped out ready for the refurb to start.

We bought this as five existing flats and the plan is to adjust a few layouts and give them a complete freshen up.
We’ll then look to rent these out once we’re done.

When it’s finished it’s going to be 1 one bed and four two beds.
