Property has given me a career I love and a community I’m proud to be part of. Seeing that story in Style of the City is something rather special. 🤍

In this issue’s Women in Property feature, I reflect on my journey, the decision to work independently and why looking after people personally has always mattered so much to me.

Behind every move is someone making a big decision. Understanding their circumstances, earning their trust and being there throughout the process is the part of this work I value most.

🔑 Do you like my new key rings? ☺️

I feel incredibly proud whenever somebody hands me the keys to their home.

It’s the place where they sleep, live, laugh and create precious memories. Being trusted with those keys and everything they represent is one of the biggest compliments I could ever receive.

But I feel even prouder, with a very warm heart, on completion day… moving day. 🏡

That’s the moment I can say:

Calling residential lettings specialists in the Vale of Glamorgan or Cardiff 🏡

I’m now part of a fantastic BNI business group in Cowbridge, and I’d love to find a great residential lettings professional covering the Vale of Glamorgan or Cardiff who may be interested in joining us.

It’s a brilliant group of successful business people who genuinely support one another, build trusted relationships and, importantly, pass solid business and referrals between each other.

For me, there is such a natural opportunity for a residential lettings specialist and me to work together.

My business is predominantly residential sales, and I regularly come across landlords, investors and property owners who need good specialist lettings advice. Two sets of figures landed this week, and together they tell an interesting story.

The Bank of England reported 56,053 mortgage approvals for house purchase in July, down from 58,215 in June and the lowest monthly figure since January 2024.

Nationwide’s index then showed house prices up 0.2% in August, the first monthly rise since April. Annual growth stood at 1.6%, with the average price at £275,465.

So mortgage activity weakened. Prices broadly held their ground.

Fixed mortgage costs rose during July, making it harder for improving affordability to translate into activity. That helps explain the softer mortgage activity we’re seeing.

Closer to home, the latest ONS figures show the Vale is still moving. First-time buyers paid an average £237,000 in June, up 4.0% on the year. Homes bought with a mortgage averaged £299,000, up 3.5%.

What does that mean in practice?

For buyers, a quieter mortgage market can mean less competition, particularly if you are ready and funded.

For sellers, buyers are more price-sensitive. Presentation, positioning and getting the price right from the outset matter.

And if you are waiting for higher borrowing costs to force property prices sharply down, the latest figures are not showing that.

A quieter market is not necessarily a cheaper one.

🍂 Penarth heading into Autumn… and still one of my favourite places to be. 🍂

There’s something lovely about Penarth at this time of year.

Take a walk along the waterfront, stop for a coffee and cake, grab an ice cream — because it’s never too cold for one! — or enjoy some fish and chips while you sit and simply watch the world go by. 🌊☕🍦

Then head up into Penarth town centre, where there are so many fabulous independent shops, cafés and local businesses to discover.

I’m a huge believer in shopping local and supporting local — and Penarth has so much to offer.
