Heatwave top tips 🔥

It’s been a hot summer here in Cardigan Bay, and looking after guests in a heatwave is about much more than ticking off the usual to-do list.

We think about what it actually feels like to arrive after a four-hour drive on one of the hottest days of the year - and what might make that arrival feel instantly better.

Ice lollies waiting in the freezer. Cold water ready for the dog. Something fizzy chilling on ice. Curtains closed in the sunniest rooms, windows opened where it helps, and fans positioned where guests are actually going to need them.

Because great holiday-home management isn’t about doing exactly the same thing at every property, every week. It isn't a clipboard with ticked boxes.

It’s noticing what’s happening, thinking ahead and adapting the guest experience accordingly.

And judging by some of the lovely feedback we’ve had this summer, those little bits of thought make a very big difference. ☀️

TY ANNIE IS 5 🩷 ✨

Five years ago, we started Ty Annie with a six-month-old baby and a big dream. Today, we have two beautiful girls growing up alongside the business. 🩷 🩷

This has been such a huge part of our family life.

So many lessons.
So many hours.
Wins. Mistakes. Laughs. Tears.

No third-party investment, just two of us willing to do what it takes to build something amazing for our family.

People see the milestones. They don't see the hours, the uncertainty or the pressure behind them.

They don't see the months in the early days when we didn't get paid.

The constant decisions.

The sacrifices.

The days that get thrown completely off course by something outside of your control.

But through it all, one thing has never changed...

Why we started.

To build a life that gives us time.

Time with our girls.

Time that's ours.

To every holiday homeowner who has trusted us with their property, every guest who has chosen to stay with us, and everyone who has supported Ty Annie over the last five years (especially our incredible team)... thank you. 🩷 ✨

I don't believe owners when they tell me short breaks aren't worth offering over the school holidays 👀

There... I said it!

It's one of the biggest myths I hear in holiday letting.

With the right pricing and availability strategy, we've achieved 160% of the revenue target we originally set for a property, and short stays played a huge part in that ✨

The key isn't simply offering short breaks.

It's knowing when to offer them, how to price them, and where they fit into your overall revenue strategy.

A blanket "seven nights only" approach can leave money on the table.

Every property is different, but one thing is certain: strategy will always outperform assumptions.
