Property newly live, boiler making the electrics trip😬not an easy fix. Still ongoing as I sit here typing 🙃

Boiler issue with second property, also quite newly live🫣quick fix though so not the end of the world.

Set up 3 new air b&bs. Just wow what a week🤭

Don’t fancy redoing this week no matter how much you paid me😂

On the upside away on holiday Monday & got some good leads for direct bookings going forward . Hallelujah ☺️

I must admit I love this house. Would happily live here😂4 spacious bedrooms, central in Workington. Ideal for contractors but suitable for families too!

What a week it’s been!

Two new SAs set up. One needing a full refurb so that was fun😂

This is one of the three bed properties, the other is a four bed! Excited they are both live now🙌🏻

My wife and I are crazily taking on another two in whitehaven/workington of our own too. It’s all fun and games🤭

But what is life without being busy, ran off your feet quite literally🙈can’t complain when I get to do it with my life partner✨

Call out issue at 9:07pm tonight! Saturday night bank holiday weekend. No rest for the wicked!!🙏

No bothering the clients (my wife of course wouldn’t let me go alone … you never know!😂)

No hassle, part of the parcel and the job. Happy to help & keep guests happy. Minor issue sorted quickly.

I’m not taking it personal as you always get the odd one. First one can be gutting though!

Requesting a deposit- completely normal. Every other respected buisness understands this. They acted as if it was no issue too🫣

Door being hard to unlock, well I guess everyone has different opinions. I’m personally a short and not the strongest 5’3 and managed just fine last week 🙏

Drill in question was left by another guest and cleaner kept is aside for them, kindly let this guest know incase they wondered & came across it. Not a big deal but they found it dodgy 🫠

Then finally wifi, granted the specific wifi was down in the area for one day, beyond my control! Spoke on the phone offered any help in anyway they acted very kind and declined. Not once did they mention any issues about all the above 👆🏻 would’ve expected to lose 1 ⭐ over this but wow, 1 star review is tough!

You can’t please everyone. Don’t let them get you down🙌🏻

End of month accounts🙌🏻

Some of the properties performance this month.

One client, paying £900 monthly in bills & utilities, mortgage etc everything included. So receiving £2211.94, after my 15%! Meaning a net profit of £1311.94 for doing nothing and trusting in me🙏

A second client, best month yet. Net profit actually being £5k (after my fee too!) but with some things we added to go above and beyond replacing for LT contractor guests, including maintenance jobs too took that down to still an amazing £4122.68! Bills & running costs being £1400 (yes including double council tax also at the moment!) Huge net profit of £2722.68✨

This is really what we are all about, and no not every month is the same anyone who tells you that is wrong🙈but the point is I go above and beyond for all my clients to achieve the best outcome for them. That means a lot of my time spent finding the right bookings & managing them to the highest standard to keep guests happy = profit for my clients🙌🏻

We have our own Air B&B’s that I manage , as well as managing other clients too!

Whether it’s my property or not, the aim is to always keep the guest happy🙏did I nearly fall down the stairs? Maybe🤣 (ps I’m insured)

But things have to be done. Somehow all 4 areas ran out of bulbs at the same time!

Would most companies call out someone to fix this? 100%.

Would this have cost atleast £50+ for this area?
100%.

Is it a massive cost?
No

Is it extremely helpful having a management company willing to go that extra mile on a property that isn’t listed as ‘their job’?
Absolutely!!

And yes I love my crocs that I wear almost daily!

All 4 properties currently have direct client bookings (contractors)🙌🏻
Variety of mon-fri
And 2 being 7 nights a week.

The fun part of running serviced accommodation 🙃

The next 3 will be up and running very soon and that is all the more exciting. Peak season is not for the week, lots of rearranging to accommodate everyone 🤩
