Landlords — call your agent today. Ask them one question.
When did someone last take off the bath panel and look underneath?

If they can’t tell you — your property isn’t being inspected.
It’s being visited.
There’s a difference.

Here’s what lives under a bath panel that nobody checks.
Slow leaks from the overflow.
Condensation building on cold pipes.
Timber saturated with years of low-level moisture.

The beginning of a joist problem that hasn’t shown itself yet.
None of it visible from the doorway.

All of it heading toward a repair bill.

The landlord who’s never had an invoice for resealing a bath every year or two isn’t lucky. Their property isn’t being looked after. No invoice means no attention.

I checked Rightmove, Zoopla and Lettingweb this morning.
Here’s what the Dundee rental market looks like right now.

734 properties available to rent across all three platforms.
316 of them are 2-bedroom properties.

That’s 43% of everything available.

And several already have price reductions.

Meanwhile there are only 223 one-bedroom properties available.
Nearly 100 fewer.

That gap matters more than the percentage.

More of something means more competition.

More competition means longer voids. Longer voids means price reductions.

I can see those reductions happening in real time on the listings right now.
Here’s the question every Dundee investor needs to ask.

If you converted your large 1-bed to a 2-bed to maximise your refinancing figure and your property is now sitting in the most crowded segment of the market,
was that the right decision for the rental performance?

The refinancing logic was sound.
The rental reality is different.

A properly specified 1-bedroom property in Dundee right now faces nearly 100 fewer competitors than a 2-bedroom.

Same rent.
Less competition.
Faster let.

The market isn’t punishing 2-beds.

Something I’ve never understood about most letting agents.
New tenants collect keys from an office.
Nobody physically at the property.
Nobody walking them through their new home.
Nobody confirming the utilities are registered.
Nobody there at all.

Just a set of keys and a hope it all works out.
This isn’t the exception. It’s standard practice.
I do it differently.

Every new tenant gets a physical check-in at the property.
Every utility confirmed — not assumed.
Every question answered in person on day one.
Because the first 72 hours of a tenancy sets the tone for everything that follows.

A tenant who feels looked after from day one stays longer.
Reports problems early.
Treats the property like a home.

A tenant who collected keys from an office and never met anyone?
They’re already halfway out the door.

The check-in isn’t admin.
It’s the foundation of the entire tenancy and key to long term tenancy sustainment.

Landlords — your property should almost never come empty.
In 20 years of property management I’ve come to believe this:
Every void period except one is preventable.

The one you can’t prevent?

A tenant whose circumstances genuinely change.
Redundancy. Relationship breakdown. Bereavement. Life.
That’s the only void period that gets a pass.

Every other one is a symptom.

A symptom of something that went wrong before the property came empty.
Wrong tenant placed from the start.
Maintenance ignored until they’d had enough.
Rent review handled badly.
Marketing stale and agent slow to act.

These aren’t bad luck.
They’re the result of decisions made — or not made — months earlier.

A four week void isn’t £750.
It’s closer to £1,500 when you count everything properly.
Utility bills. Council tax. Insurance implications. Marketing costs. The mental load of chasing an agent who isn’t updating you.

The only void I can’t prevent is the one life causes.
Everything else is management.
And management is what I do.

If your property has been empty longer than that — something isn’t working.
What has your agent actually told you?
Not what you’ve had to chase.
What they’ve proactively told you.

How many enquiries?
How many viewings?
What feedback?
Has the price been reviewed?

Landlords / Investors, here’s your homework for today.
Pull out your last six months of statements. Not to check the rent.
To check the activity.

Here’s what you should be looking for.
A bath reseal. If your property has never had one — it hasn’t been checked.
A void period electricity bill. If a tenancy changed and there’s no record of utility management — nobody managed it.

A three month inspection. Within the first couple of months of every new tenancy. That’s when problems surface.
Any small maintenance items. A dripping tap. A light fitting. Small jobs on statements aren’t a bad sign — they’re proof someone was paying attention.
Nothing on your statements for months at a time?
That’s not calm. That’s silence.

And silence isn’t management. It’s hope.
Your property deserves better than hope.

Landlords are leaving Scotland. 35,000 off the register since 2016.
Everyone’s blaming the legislation. I don’t think that’s the full story.

The legislation is loud. It’s visible. It gives people something to point at.
But the real pressure? It’s quieter than that.

It’s what happened to mortgage interest tax relief.
It’s Additional Dwelling Supplement sitting at 8%.
It’s the moment a landlord ran the numbers properly — maybe for the first time — and realised the model they’d built no longer worked.

Legislation makes good headlines. Tax changes make landlords sell.

The ones leaving aren’t always the ones who couldn’t handle the regulation.
They’re the ones who never stress-tested their portfolio against a higher tax environment. And that’s a different problem entirely.

Landlords and property investors — Awaab’s Law is now in force in the Scottish private rented sector. This isn’t coming. It’s here.

And I’ve never seen a piece of legislation land so quietly.

If a tenant reports damp or mould you now have a legal obligation to investigate and remedy it within specific statutory timeframes.
Not when it’s convenient. Within the timeframes set in law.

The part that concerns me most? I don’t think the majority of self-managing landlords know this exists. I’m not sure every agent does either.

Because the legislation didn’t wait for awareness to catch up.
