By October, an after-work viewing can easily mean viewing in darkness. If you're marketing a rental property, don't let that mean its outside space gets forgotten. Make sure your marketing clearly shows:

✔ Garden and outside space
✔ Parking arrangements
✔ Entrance/access
✔ External condition
✔ Useful storage
✔ The surrounding area

Good photography becomes even more important when tenants can't see everything clearly at the viewing itself.

For landlords, an EPC isn't something to think about only when the property goes on the market. It can give useful information about areas including:

• Heating and hot water
• Windows
• Insulation
• Lighting
• Current energy performance
• Recommended improvements

Energy efficiency can also matter to tenants who are thinking about how comfortable and economical a property may be to run. Know your rating, but understand the rest of the certificate too.

Autumn is a good time to make sure your rental property is ready for colder weather.

✔ Check the heating is working properly before it's urgently needed.
✔ Clear gutters and check external drainage.
✔ Look for obvious draughts around windows and doors.
✔ Make sure smoke and carbon monoxide alarms meet the required standards and are working.
✔ Deal with small maintenance issues before winter turns them into bigger ones.

Preventative maintenance isn't the exciting part of being a landlord.

But it's usually much easier, and cheaper than an emergency repair in December.
